Because this review is a full code compliant review, current site conditions must be both up to code. Be advised that Grant Road is a Major Street and Route per the MS&R ROW Plan. New sidewalks located within the ROW along an MS&R Street are required to have 6' sidewalks along the entire length of the street frontage. It is acknowledged the existing sidewalk is four feet in width. 6' sidewalks are required along Grant Road. Revise the site plan to show 6' sidewalks along entire length of the street frontage. DS 2-02.2.1.A.19. 13. Dimension from street centerline to the existing curb and sidewalk location. DS 2-02.2.1.A.21. 14. DS 6-01, DS 2-02.2.1.A.32. 19. This property lies within the boundaries of a "Balanced Drainage Basin," which requires a detention basin facility that ensures a reduction in the existing 2, 10 and 100 year peak discharge from the site. It is acknowledged that most of the existing site is impervious. However after reviewing an aerial photo it appears the area where the building addition is going in bare ground (pervious surface). Which means the new development is subject to detention requirements. In short a drainage report addressing a reduction in the existing 2, 10 and 100 year peak discharge from the proposed development must be submitted with the second submittal. For drainage report content requirements refer to the Standards Manual for Drainage Design and Floodplain Management 2.3.1. 20. Additional comment in subsequent reviews may be forthcoming. |
