Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

1. Revise General Note #1 showing compliance with the 2003 Uniform Plumbing Code.
2. Provide underground facility tracer wires per DSD Memo, 10/24/2005.

FOUNDATION PLANS:

1. Verify the minimum 12" footing depth below undisturbed soil, R403.1.4 and 16" width, Table R403.1 for the load-bearing wall shown at section B-B.
2. Epoxy (not required) connections require special inspections. If used, a special inspection request must be included with the permit application.

FLOOR PLANS:

1. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.
2. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load.
2. Specify lumber grade and species. Specify manufacturer and series on glue-lams and "I" joists.
3. The new and existing roof beams are undersized for a roof with ceiling. Consider glu-lams or interior load bearing walls with foundations.
4. Show details for typical non-bearing conditions (floor and rafter/joist connections & gaps).
5. Specify steel lintels for masonry wall openings:
1' to 4' 2-3 ½"x3 ½" x ¼"
4' to 7' 2-4" x 3 ½" x 5/16"
7' to 9' 2-5" x 3 ½" x 5/16"

SECTIONS - DETAILS - MISC. NOTES:

1. All wood-framing members that rest on concrete shall be protected against decay R319.1.
2. Note and specify the ledger connection to the masonry (west) wall. Ledgers connected to masonry walls require 3x material, R606.10.
3. Provide an interior header schedule consistent with Table 502.5(2).
4. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104.
3. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
4. Show a clean out at the kitchen sink area UPC 707.4 State amendment.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Show dryer vent size and location M1501.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1.
3. Lights installed over shower or bathtub must be approved for use in wet area, E3903.8.
4. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
5. Update the panel schedule showing wire size for each circuit.
6. Provide a circuit for the air handler (interior) separately from the heat pump (exterior).
7. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
8. Smoke alarms are required outside each separate sleeping area R313.1.2.
25. At least one GFCI receptacle outlet shall be installed in the attached garage E3801.9 & E3802.2.
9. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. (Optional comment) The energy calculations per the 2003 IECC w/ local amendments may be provided with the climate zone 4B, Pima County < 4000 ft, 2100 HDD. http://www.energycodes.gov/rescheck/ web version.
