This letter reflects comments, which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations, highlighting any changes with appropriate revision number, revision date, and “cloud bubbles.” Please replace all revised drawing sheets, in all sets of plans, before returning to Willdan for the follow-up plan review. Garage Porches N/A V-B (wood) 2,420 590 295 No Smoke GENERAL COMMENTS: This project has been reviewed for conformance with the 2003 IBC, 2003 IRC, 2003 IMC, and 2003 IECC and all City of Tucson amendments and 2003 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. Since this model is being used at a specific address to replace a fire-destroyed home, provide a complete site plan for this address. Refer to City Rules. ARCHITECTURAL COMMENTS: Sheet 3 Clarify that the glazing in “French Doors” shall be safety glazing. Refer to 2003 IRC, Section R308.4.1. Sheet 6 Clarify on the sections and details that a “no vent” attic space shall comply with one of the eight approved standard details by the City and County. Clarify how the insulation is to be held tight against the roof deck. If additional sound insulation is required, clarify by separate note. STRUCTURAL COMMENTS: Clarify on the plans that all exterior wall footings shall extend minimum 12” into undisturbed native soil or engineered fill, and minimum 12” below finished grade. Refer to 2003 IRC, Section R403.1.4. Clarify positive drainage in accordance with 2003 IRC, Section R401.3. PLUMBING COMMENTS: Sheet 8 Revise the gas demand table per the 2003 UPC as adopted by the City and State. The 40,000 BTUH shown for the Loglighter matches a gas fireplace direct vent in the UPC Table 12-1. What is the developed length of the gas piping from the meter to the most distant appliance, including riser to overhead and drops to the appliance? Refer to 2003 UPC, Chapter 12. Based upon scaled and estimated drops, the size of the gas piping requires revision per 2003 UPC, Table 12-7. Revise the DWV Fixture Table and add Water Demand per 2003 UPC, Tables 6-4 and 7-3. The number of fixtures shall match the number shown on the floor plan. Note the plan shows ¾” supply to the bathtub/shower. The 2003 UPC, Table 6-4 requires using 10 F.U. per each such fixture for calculating the total water demand. Revise as redlined. There are some additional lines using the gas piping line symbol shown at the utility room, bedroom #4 and great room. Please clarify. Refer to 2003 IRC, Section R106.1.1. Show the size of the vents/VTRs for each fixture. If some fixture vents are combined to reduce the number of roof penetrations, show where the revents combine to a VTR. The aggregate cross-section of all VTR’s shall not be less than the cross-sectional area of the required 3” sewer. Refer to 2003 UPC, Section 904. Show the total developed length of the water pipe from the meter to the most distant fixture and size the building supply piping for the total water demand. Refer to 2003 UPC, Tables 6-4 and 6-5. Correct Plumbing Notes to 2003 UPC or provide Appeal to Building Official for approval to use the 2003 IRC Plumbing Chapters. MECHANICAL COMMENTS: Sheet 9 Show the location of the concrete pad for the condensing unit for the A/C system. Refer to 2003 IRC, Section 106.1.1. Coordinate the BTUH input to the furnace. The gas demand table on Sheet 8 shows 120,000 BTUH. Which is correct? Refer to 2003 IRC, Section R106.1.1. Clarify on the plans that duct construction and insulation shall comply with 2003 IRC, Sections M1601.2 and M1601.3. ELECTRICAL COMMENTS: Sheet 7 The refrigerator shall be on a 20-ampere small appliance circuit, per 2003 IRC, Section E3801.3. Show the circuit number assigned to each electrical outlet. Refer to City Policy. Show the location of the A/C condensing unit, disconnect, clearances, and required receptacle outlet for service/maintenance as required by 2003 IRC, Sections M1305 and E3801.11. Electrical Plan Note #2 is specifically addressed by 2003 IRC, Section E3802.22. Clarify Plan Note #5. 20-ampere over-current protection is required for receptacle outlets in bathrooms, kitchens, pantries, dining room, breakfast nooks and similar areas. 15-ampere protection may be used in garages and for outdoor receptacles. Refer to 2003 IRC, Sections E3801 and E3802. Correct the Code edition referred to in Notes 4, 10 and 12 to the 2003 IRC. ENERGY CODE COMMENTS: Provide cut-sheets for the exterior light fixtures, showing whether full cut-off and lumens mean output to determine compliance with Tucson Outdoor Lighting Code for Area E-3. All residential Area E-3 allows maximum 55,000 lumens per acre, of which a maximum of 12,000 lumens per acre may be unshielded. Provide RES Check, or similar calcs to show compliance with 2003 IRC Chapter 11 for Energy Efficiency (Table N1102.1.) ACCESSIBILITY COMMENTS: Revise the front entry porch elevation to maximum 1½” lower than the top of the door threshold. Refer to 2003 IRC, Section R311.4.3, second paragraph.
