Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

When doing energy calculations you should use the proper input. City of Tucson uses 2100 as our HDD not the 7000 you used.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. SITE PLAN:

1. Show the gas and water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Expansion bolts require special inspections. (Located in struct. Steel note #5 page s1) If used, a special inspection request must be included with the permit application. Also, architect calls for S.I. for earth, concrete, and welding.

SECTIONS - DETAILS - MISC. NOTES:

1. Show 3x6 rafters with 1/2" end clearances from masonry, R319.1.4 and measure to prevent them from pulling out of wall. (Detail # 217). Also, justify 3/8" rod and indicate how it provides 175# uplift resistance R802.10.5







PLUMBING PLANS:

1. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2. Or, minimally, indicate size and length of gas line from meter to tee for guesthouse.
2. You have a discrepancy in your call out for new water heater. P-1 indicates ¾" supply to 40k btu heater, while E-1 indicates 180k btu tankless unit (3/4" supply is inadequate)


ELECTRICAL PLANS:

1. At least one wall switch controlled light or outlet must be provided at outdoor entrances or exits E3803.3. You show two doors that don't indicate lights.
2. Panel A circuit 2/4 is guest a/c. Panel D circuit 7/9 is guest a/c. Both?
3. Re-location of main service panel to south wall of perimeter raises some issues. As indicated on plan it would be over your property line. You would also not be providing any protection to the service.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. 2. Your lighting code calculations indicate 5 light fixtures. I count four new and four existing and two exterior doors not lit.
