1. Zoning has reviewed the building plans but cannot approve them at this time until the building/structural review portions of the plan have been approved by the Structural reviewer.

2. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the CDRC approved tentative plat/development plan, landscape and NPPO plans are to be submitted with the grading plan packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The tentative plat/development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

3. Zoning will re-review and approve the building plans on the next submittal providing the stamped and approved site plans are included with the building plan package and the building structural portions of the plan review have been approved. See comment 2 for additional info regarding the site plan process.

12/07/2005 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Applicable codes for this project are the 2003 IBC, the 2003 IECC, and the 1994 Uniform Plumbing Code with Arizona State Amendments. Note: these plans were sealed on 11/11/05 and reviewed under the 1994 UPC.
2. The plumbing floor plan (1/P1.1) shows a solar collector and refers to the plumbing fixture specifications for additional information. Since nothing in the plumbing specifications describes the solar collector, provide listing information for the collector and describe how it relates to the building plumbing. Reference Section 103.2.3, UPC 1994.
3. Coordinate the layout of room 111 (Janitor) with the architectural drawing (A2.1) and the orientation of the building with the civil drawing.
4. Coordinate the termination of the rainwater leaders and overflows with the architectural drawings (i.e. underground, at grade, or over an 8-foot tall cistern). Reference Section 103.2.3, UPC 1994.
5. Clarify the basis for the design of the natural gas piping. AC-1 and AC-2 are noted with loads of 75 CFH each but the pipe serving AC-1 is sized based on a load of 162 CFH; the common pipe serving both AC units shows a load of 240 CFH and the meter is shown with a total load of 150 CFH. Reference Section 103.2.3, UPC 1994.
6. Coordinate the plumbing floor plan with the waste and vent diagram (e.g. GCO east of rooms 116 and 113, fixture callouts). Reference Section 103.2.3, UPC 1994. Note that the cleanout located between the two lavatories in room 116 is shown as a hose bibb on the plumbing plan.
7. Provide a cleanout for the 4" drain on room 121. Reference Section 707.11, UPC 1994.
8. Coordinate the plumbing floor plan (water and fire service) with the civil drawing. Reference Section 103.2.3, UPC 1994.
9. Revise the civil site drawing to show the size and route of the building water supply along with the location and size of the reduced pressure backflow preventer assembly. Reference Section 103.2.3, UPC 1994.
10. Recalculate the fixture schedule using the values shown on Tables 6-2 and A-2, UPC 1994 and include the required minimum water pressure per Section 608.1, UPC 1994.
11. Include the water demand for the dishwasher in the water pressure calculations. Reference Section 610.1, UPC 1994.
12. Revise note #3 of the water calculation to comply with the requirements of Section 610.1, UPC 1994.
13. Revise the sizes of the water piping as required based on the submitted water calculations. Reference Section A5, UPC 1994.
14. Show the basis for the size of the water pipe serving the pool equipment and how it relates to the size of the main water service. Reference Section 610.1, UPC 1994.
15. The specified lavatory faucets appear to be designed for a flow rate of 1.5 GPM. According to ARS Title 45, Chapter 1, Article 12, the maximum flow rate for lavatory faucets shall be no more than an average of one-half gallon of water per minute at a pressure of eighty PSI or they shall be equipped with a mechanism that causes the faucet to close automatically after delivering no more than one-fourth gallon of water. Reference Section 402.1, UPC 1994, as amended by the State of Arizona.
