Site plan T05CM05720 (First Review) T14S, R15E, Section 06 RESUBMITTAL REQUIRED: Site Plan, Drainage Report and SWPPP. The Site Plan (SP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. This project was reviewed for "Full code compliance". Also see zoning comments. Per previous comment. 3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. All WC ramps must be installed with the "Detectable Warning" devices. Also a WC ramp shall be installed at the north I/E also. 4. Provide 5-year threshold retention the Stormwater Det./Ret. Manual 2.2. . The area of the new building expansion exceeds 25% of the existing building area and therefore the parcel is subject to full-code compliance. The entire site must be accounted for in the stormwater retention volume calculations. Show all basins. 5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. All I/E locations shall show the SVT's. 6. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. It appears that the Solid Waste vehicle will block traffic when exiting the site. Provide approval from permits and codes for the I/E configuration. 7. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. It appears that cut and fill estimates are low. Include earthwork quantity calculations with the next submittal. 8. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. 9. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG. All WC ramps must be installed with the "Detectable Warning" devices. Also a WC ramp shall be installed at the north entrance also. 10. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 11. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or existing spot elevations as pertinent per D.S. 2-02.2.1.23. 12. Show Site plan number (T05CM05720) on all sheets per D.S. 2-02.2.1.29. 13. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. A 10'x10' clear area must be shown by a detail. The refuse enclosure shall have bollards to protect the side walls also. With the addition of the side bollards and the 1' space between the bollards and the rear wall, the 10'x 10' clear area is not met. Revise as required. Per previous comment. 14. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. A Drainage report is required for any site greater than one acre in size or for any site subject to detention requirements…..per S.M.D.D.F.M., chap. II, 2.1.2. The area of the new building expansion exceeds 25% of the existing building area and therefore the parcel is subject to full-code compliance. The entire site must be accounted for in the stormwater retention volume calculations. 3. Provide 5-year threshold retention the Stormwater Det./Ret. Manual 2.2. 4. Provide details of all basins used for the retention requirement, including plan views and cross-sections. 5. The content and format of the Drainage Report should follow S.M.D.D.F.M., chap. II, 2.2. 6. Show the project address or administration address on the cover sheet of the DR. 7. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. Stormwater pollution prevention plan: 1. SWPPP comments to posted 01-19-06.
