COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Add to the cover sheet A0-1, the legal description based on the lot combo. DS 2-02.2.1.A.2

This development is proposed over to separate parcels. Prior to approval of the site plan a Pima County Parcel Tax Code combo is required. In addition to the tax code combo a recorded COT Lot Combo Covenant is required. Both combos must be completed prior to approval of the site plan. DS 2-02.2.1.A.2

2. Add the street name Camino Serna Drive to the location map. DS 2-02.2.1.A.4

3. The building floor plans depicted on sheet A0-2 are annotated as existing as 1st and 2nd floor plans. It is a bit confusing calling these floor plans existing if the building has not been built. Please revise the annotations accordingly. DS 2-02.2.1.A.6

Label on the building footprints the building heights for the existing and proposed buildings. Also label the overall square footage for each building.

4. Add an overall building setback dimension from back of the curb along Camino Serna to the nearest wall of the existing building. DS 2-02.2.1.A.7

5. Because this is a review for full code compliance, all parking spaces must be depicted on the plan with dimensions and wheel stops or typical drawing for both the regular and handicapped parking spaces is acceptable. In addition the existing parking spaces that abut pedestrian sidewalks, landscape buffers, or property lines must be provided with wheel stops placed two and one-half feet from the front of the parking spaces. Please depict on the drawing that all existing parking that have been provided with wheel stops.

All handicapped parking spaces must be designed to meet the ANSI standards for the length. The length of a handicapped parking space is 20 feet. Please revise the plan to provide for the 20-foot handicapped parking stalls.

6. Add detail drawing for the class one bicycle parking facility. The name brand, size and number of bicycles the facility supports must be labeled. Also it does not appear that the bicycle parking facilities are visible from the street. Please add and label the directional signage that will direct the cyclist to the bicycle parking facilities. DS 2-02.2.1A.9

7. Draw, label and dimension the sight visibility triangles. DS 2-02.2.1.A.10

8. Dimension the width of the existing PAALs. Add the docket and page information related to the blanket easement adjacent to the northwest entrance of the site. Also provide a copy of the document with the next submittal package. DS 2-02.2.1.A.11

9. This development must be provided with a sidewalk connecting to the on site pedestrian circulation to from the street sidewalk. It does not appear that the required sidewalk has been provided.

The required pedestrian circulation must also be an accessible route, which may require access ramps at key locations. Add the required sidewalk from the street sidewalk and ensure that the sidewalk connects to the on site pedestrian circulation.

Annotate and dimension all existing sidewalks.

In addition, access ramps may not be placed in the Handicapped access aisles as depicted on the plan. Revise the access ramp for the handicapped parking space at the northeast corner. Also draw and label the location of the access ramp for the handicapped parking space along the northwest corner of the existing building. Again the ramp must not be placed within the access aisle. DS 2-02.2.1.A.12

Ensure that all access ramps are annotated with the truncated dome note.

10. If applicable depict the location of all existing or proposed freestanding signs including existing billboards. The location, type, and size of the signs must be labeled. DS 2-02.2.1.A.13

11. Dimension the loading space. The minimum width and length of the space is 12 feet by 35 feet respectively. DS 2-02.2.1.A.13

12. The Camino Serna Drive right of way information must be drawn and labeled on the plan. The curbs and sidewalks must also be drawn, labeled, and dimensioned. DS 2-02.2.1.A.19 and .21

13. All existing or proposed easements must be drawn, labeled, and dimensioned. The recordation for existing easements must be labeled. If new easements are proposed the easements must be recorded by separate documents and listed on the plan next the easement. DS 2-02.2.1.A.20

14. If applicable indicate on the plan the location of existing or proposed freestanding lighting. The location, height, and type of lighting must be labeled on the plan. DS 2-02.2.1.A.25

15. See the landscape reviewer comments related to requirements for landscape borders, screening, and NPPO. DS 2-02.2.1.A.27

16. Add a Zoning Data Table on sheet A1.1 and include the following;

a. The existing and proposed use including the development designator for the use and any applicable LUC subject to section number.
b. Allowed, existing and proposed building heights.
c. The number of required and provided vehicle/bicycle parking including the number of required handicapped parking spaces (van spaces as well.)
d. The number of required loading zones.
e. The allowed and proposed floor area ratio.

Or include a text block on sheet A0.1 with the requested information although it is preferable that the information is on the site plan sheet.

Site Plan:
1. Please include a response letter to the comments along with the corrected copies of the SP.
2. This project was reviewed for "Full code compliance". Also see zoning comments.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
4. Provide 5-year threshold retention the Stormwater Det./Ret. Manual 2.2.
5. Please provide property description per D.S. 2-02.2.1.3.
6. Please label lot dimensions and bearings per D.S. 2-02.2.1.5.
7. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.

20. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
21. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
22. List the consulting engineer and the owner/developer on the plans with the pertinent information.
23. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
24. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Report:

2. A Drainage report is required for any site greater than one acre in size or for any site subject to detention requirements…..per S.M.D.D.F.M., chap. II, 2.1.2.
3. Provide 5-year threshold retention the Stormwater Det./Ret. Manual 2.2.
4. The content and format of the Drainage Report should follow S.M.D.D.F.M., chap. II, 2.2.
5. Show the project address or administration address on the cover sheet of the DR.
