This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Structural Plan 1. Are the interior walls that are to be removed bearing walls? The low slope of the existing roof suggests post and beam construction rather than conventional framing. Clarify construction of existing roof. Provide beam in place of removed interior bearing walls if necessary. 2. Clarify post size at front and back porch. Framing plan notes 8x8 while S3/9 notes 6x6 and F3/9 notes 4x4. Clarify 3. Detail roof-bearing condition on wall behind range in kitchen (S2/9?) 4. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify. Mechanical, Plumbing and Electrical Plan 1. Size combustion and relief vents per ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. 2. Provide and show pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down. 3. Supply line size discrepancy - 1" on plumbing plan and 1-1/4" on site plan. Clarify. 4. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6. 5. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. 6. Relocate electrical panel three feet away from combustion and relief vents. MODEL ENERGY CODE: 1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements. 1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/). 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.
