| 12/02/2005 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens FOR: David Rivera Senior Planner Principal Planner PROJECT:T05CM05678 2921 N. Geronimo Apartments Site Plan Transmittal date:1st Review 12-05-05 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Per DS 2-02.2.1.6 Provide the last approved site plan clearly indicating the approved setbacks, uses, and number of existing bedrooms for existing structures. Indicate on the new site plan the perimeter yard setbacks and front street setbacks for the existing structures. 2. Per DS 2-02.2.1.7 The perimeter yard setbacks indicated for the new apartments must be from the end of the "wing" walls along the north and south property lines. Either remove "wing" walls or relocate the structures in order to comply with the required 10' perimeter yard setback. 3. Per DS 2-02.2.1.8 The handicap ramp indicated inside of the van accessible access aisle is not allowed. Relocate the ramp to the sidewalk in front of the access aisle. 4. Per DS 2-20.2.1.9 The bicycle parking spaces indicated in detail #2 are showing decomposed granite as a base. The site plan shows decomposed granite as a landscape cover to the south of the bicycle parking spaces but does not indicate granite in the parking space. Please clarify. The bicycle parking spaces do not appear to be visible from the public right of way therefore directional signage will be required as per D 2-09.5.1. 5. Per DS 2-02.2.1.11 Provide a dimension of the PAAL located to the north of the existing four plex. 6. Per DS 2-02.2.1.12 The truncated domes indicated on the site plan are to be located at the edge of pavement adjacent to the access aisles or cross walks not at the bottom of the ramps as indicated. If you have any questions about this transmittal, please call Terry Stevens, (520) 791-5550 ext. 2000. |

Geronimo Ave - Site plan T05CM05678 (First Review) - T13S, R13E, Section 36 RESUBMITTAL REQUIRED: Site Plan The Site Plan (SP) cannot be approved as submitted. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 3. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. 4. The existing contours indicate that existing storm water flows east to west, but proposed flow arrows are set to flow west to east. How is this going to be done without dealing with differential grading? For clarification on how proposed drainage is to be handled please provide proposed spot elevations as pertinent per D.S. 2-02.2.1.16. 5. Please provide proposed spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 6. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 8. List the consulting engineer and the owner/developer on the plans with the pertinent information. 9. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 10. Provide water harvesting around new units (7-12). This location is the true low point of the over all site. 11. Please provide openings in curb to relieve nuisance ponding in low points on paving. 12. Solid Waste vehicles backing into a striped pedestrian walkway is not an ideal situation. Is there an alternate location for either the refuse area or the walkway to prevent this conflict? If you have any questions, I can be reached at 791-5550 x1191 Jose.Ortiz@tucsonaz.gov Jose E.
