FROM: Heather Thrall Senior Planner FOR: David Rivera Principal Planner

PROJECT: T05CM05663
7441 E. Lurlene Drive
Residential addition (bedroom per definition)
Site plan 1st Review
Transmittal date: January 13, 2006

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning has reviewed this project in accordance with applicable divisions of sections 2.3.4 and 3.5.7.1 of the Land Use Code (LUC). The project, as proposed on the submitted site plan, is an addition of an office/bedroom to an existing residence and the enclosure of an existing carport into a garage. Per the LUC definition of a bedroom, the project will have a total of five (5) bedrooms.

The LUC requires such development in the R-1 zone, as is applicable to this site, to have three (3) parking spaces for five (5) bedrooms. As a whole, this project requires a total of three (3) parking spaces. All required parking and maneuvering must be on site in a side or rear perimeter yard, per the LUC, section 3.5.7.1.H. The vehicular use area must be improved, including surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0.

2. The plan proposes to provide two parking spaces in the proposed garage and two parking spaces in the existing driveway directly off of Lurlene Drive. To allow the garage and the driveway to be used for the required parking, a variance is required to delete the maneuvering, surfacing, striping and back up spur that are required in conformance with LUC 3.5.7.1.H and Development Standard 3-05.0.

3. To allow the proposed garage and existing driveway to contain these required parking spaces also requires a variance to LUC Section 3.5.7.1.H., which requires parking to be in a side or rear yard.

4. If a Board of Adjustment Variance is granted, please note the case number, date of approval, variances granted, and conditions imposed on the site plan.

5. Should you have any questions on this review, please contact me via email at Heather.Thrall@tucsonaz.gov or at 520-791-4541x1156 to set up an office appointment.
