Add to the plan sheet, the legal description of the property. DS 2-02.2.1.A.2 2. Based on the site boundary distance and bearing information this development will encompass two existing separate lots. Prior to approval of the site plan the two lots must be combined. A Pima County Assessor's Tax Code combo must be completed through the Pima County Assessor's Office. In addition to the tax code combo a recorded COT lot combo covenant will also be required. I have attached for your convenience a copy of the lot combo covenant. DS 2-02.2.1.A.5 3. Draw, label, and dimension the vertical support structures for the porch structure along the 12th Avenue street side. DS 2-02.2.1.A.6 4. Label the building setbacks from the 12th Ave existing and future back of curb locations. The future curb and sidewalk location must be drawn labeled and dimensioned based on the cross section for a 100-foot right of way roadway. See DS 3-01 for more info on major street and routes cross sections. Also see the engineering reviewer comments for additional related requirements. DS 2-02.2.1.A.7 5. Label the angle of the parking spaces along the north side of the property to verify the parking space dimensions for compliance. Also dimension the entire length of the area proposed for the parallel parking spaces to ensure that the 23-foot length has been provided for each space. Wheel stops must be provided for the three parking spaces along the West Side of the building. Per ANSI standards all handicapped parking spaces must be 20 feet in length. Revise the handicapped parking space to 20 feet and draw the handicapped symbol on the handicapped parking space. Draw and label on the plan the location for the handicap parking sign. Revise the handicapped parking sign detail to show the dimension from the sidwalk or pavement to the bottom of the sign is seven feet. DS 2-02.2.1.A.8 6. Draw, label and dimension the future sight visibility triangles. Clarify if on street parking is allowed on 43rd St. If so, the sight visibility triangles can be relocated. DS 2-02.2.1.A.10 7. If applicable indicate the location of all existing or proposed freestanding signs including existing billboards. The location, type and size must be listed or labeled. DS 2-02.2.1.A.13 8. If applicable, all easement of record must be drawn on the plan. The recordation information for easement must be labeled. DS 2-02.2.1.A.20 9. As mentioned in a previous comment the future curb location must be drawn, labeled and dimensioned on the plan. DS 2-02.2.1.A.21 10. If applicable, existing or proposed freestanding lighting must be drawn on the plan. The type and height of the light poles must be labeled. Ds 2-02.2.1.A.25 11. See the landscape reviewer comments for requirements pertaining to landscape borders, screening, and NPPO. DS 2-02.2.1.A.27 12. Revise the zoning designation for the parcel adjacent to the west. The parcel is zoned R-2. DS 2-02.2.1.A.28 13. List the existing use of the site. The new or proposed use should be listed as Retail Use - Nail Salon DD "28". DS 2-02.2.1.A.31 14. Draw and label the location of the refuse container or enclosure. See additional comments by the engineering reviewer. DS 2-02.2.1.A.32 15. Include the following information under the "site general notes text block". Add the allowed and proposed building height, allowed/actual floor area ratio, and the number of required and provided bicycle-parking spaces. DS 2-02.2.2.A 16. Additional comments may be forthcoming based on the revised drawing and responses to the zoning comments.
