Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC). Applicants may reference the 2003 UPC for plumbing. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

Denote what code cycle the drawings are based upon.

ARCHITECTURAL:

There are no comments to address.

STRUCTURAL:

Provide detailing of how the existing stairway/dining room widow unit was enlarged. What is 4-WUDH3022?

Provide detailing of how the existing widow unit was enlarged at the new kitchen location.

Provide detailing of the new bearing condition of ‘I’ joist member and existing roof at exterior wall.

Provide interior bearing plate detailing of new ‘I’ joist floor framing at new loft bedroom.

The structural engineer addressed lateral movement of the new second floor by using Simpson “CS20” hold-downs @ every stud. The drafting denotes a substitution of this condition using unblocked Simpson “TS-18”. Structural to address detailing presented and calculation of connection.

Sheet 4, New dormer Roof Plan, what elements are supporting the new dormer over-framing at the new 2x10’s?

Provide a layout plan of the “new 9.5 TJI’s @24” oc. Under existing roof sheathing w/ 10” batt insul” at new loft bedroom. Provide details of the plate bearing, ridge connection and valley framing connections depicting how the existing framing is being modified to receive the new ‘TJL’s roof joists.

PLUMBING PLANS:

There are no comments to address.

MECHANICAL PLANS:

Provide a design from a licensed subcontractor to this HVAC design. The original submittal contains a velocity and delivery design that exceeds the capacity of the chosen three-ton unit.

Provide the manufacturer’s listing and required devices for the horizontal combustion and flue venting depicted for the air handler and water heater.

Provide the route and discharge point for the condensate drain from the air handler.

The amount of duct clearance required within the prefab wood truss webs needs to be verified upon the next submittal.

ELECTRICAL PLANS:

When a major remodel such as this project is added, the entire site must be brought into lighting code compliance. Therefore a plan depicting all site light usage must be submitted. Outdoor lighting Code 5.1.1, 5.1.2 & Section 4 of the code notes that fixture types installed under canopies, porches or roof areas must be full cut off fixture types themselves, not denoted as such by arbitrary placement. Photo(s) of existing use for proof of fixture(s) are accepted in lieu of manufacturer’s cut sheets. Count sun porch fixtures, etc..

The City of Tucson submittal package shall include two (2) – copies of all exterior light fixtures compliant to the Outdoor Lighting Code for the location area within Pima County the addition is to be built. Count sun porch fixtures, etc..

MODEL ENERGY CODE:

Provide Energy Calculations [2000 IECC], or note compliance with the default minimums [2003 IRC Table 1102.1]. Reference the values of the table.
