Norris Avenue Site Plan - Fire Station No. 3 TRANSMITTAL DATE: November 29, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan has been reviewed for compliance with applicable LUC and Development Standards related to the expansion. 2. The parking area has been changed due to the enclosure of the carport/covered parking and an addition of a refuse container enclosure. Draw on the plan the parking spaces as they now exist and the vehicular use areas. Also please indicate how access to the parking spaces is achieved. Dimension the parking spaces and the PAALs. Based on the square footage of the existing building and the addition and the parking ratio for this use, 17 parking spaces are required. The number of parking spaces cannot be verified because the vehicular use area was not depicted on the plan. If the 17 parking spaces cannot be provided a board of adjustment variance or COT waiver will be required prior to approval of the site and building plan. 3. Clarify what is the specific use of the addition. The addition must meet the minimum building setback from the property line. The building setback for structures adjacent to C-1 zoning is based on the height of the structure. Provide dimensioned building floor plans and elevation drawings to verify the use and the heights of the structure. If the structure has been enclosed and is utilized and extension of the principal use the building setback must be met or a lot development option approval will be required. 4. A continuous pedestrian circulation (sidewalk) is required from the principal structure to the new addition. The sidewalk must be four feet wide and physically separated from the vehicular use areas. In addition the sidewalk must be constructed of concrete or similar materials. Draw, label, and dimension the required sidewalk. 5. Additional comments may be forthcoming based on the revised drawing and the responses to the zoning comments.
