Kenyon Dr. Permit #: TO5CM05476 Structure: 1 story SFR Occupancy: R-3/U Occupant load: 14 Construction Type: V-B Area S.F.: 5694 SF Project number: 18-5015-02 The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete and revised sets resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS General Address 6” x 3 ½ ” openings in guard wall at 2nd floor deck as the minimum opening height for scuppers is 4”. A 3 15/16” high opening is within code intent. STRUCTURAL COMMENTS General Components which have not had structural plans or calculations submitted will fall under deferred submittals per this section. Provide documentation indicating specific approval from the Building Official for any Deferred submittals; If a Deferred is allowed then please state on the drawings items that are to be included as a deferred submittal (ROOF TRUSSES). State that the deferred submittal documents will be submitted to the Building Official for review after being reviewed by the Engineer of Record and have been found to be in general conformance with the design of the building. The deferred submittal items shall not be installed until their design and submittal documents have been approved by the Building Official. Ref. IBC 106.3.4.2. Sheet 10 Coordinate with Architectural plan to address bearing header at Second floor plan between Master bedroom and Family, not appear to be given on header plan. Please provide one complete Roof/ Floor framing plans that incorporate the location of beams, joists and their load path connection for clarification. Current presentation is confusing and creates incorrectness. Header has been added, but mechanical connectors between header and roof truss are not specified. Please complete. Complete Detail 2/8 for stair framing including all missing hanger specification. Complete Detail 3 including missing hanger and ledger specifications. Call out nailing requirements at top of rafters and bottom of ceiling joists. Also clarify ledger to joist attachment. Sheet 11 Provide truss to truss connection specification and clearly show lower roof trusses where/ how to be attached to the exterior walls. All truss or joist hangers shall be denoted on plan prior to permit issuance. See for example Detail 9/10 does not show how truss hanger shall be attached to the wall. Typical. Provide call out on framing plan with references to the corresponding detail and recheck to ensure complete load path to foundations. Ref. IC 1604.4. Revise Braced wall lines in both ways at Upper level for compliance with IRC R602.10.1.1 spacing of Braced wall lines shall not exceed 35’. Also review percentage of braced panels indicated on plans as they do not appear to be correct. If Conventional braced panel provisions cannot be met, the AZ Structural engineer shall provide an engineering lateral design (calculations, plans and details) as necessary. See IRC R301.1.3. The submitted plans do not address compliance for conventional framing for conventional framing. Previously redlined plans have not been returned to the plan reviewer to show what revisions were done. Please provide lateral analysis prepared by Structural Engineer of Arizona if spacing from braced wall line to braced wall line is to exceed 35’. PLUMBING COMMENTS Sheet 13 Show 2” vent for 2nd floor water closet. MECHANICAL COMMENTS General Clarify range hood duct. Show route of duct through 2nd floor to point of termination. Ref. IRC M1502. Indicate R value of duct insulation for supply and return. Ref. IRC N1103.3. Provide 1 3/8 solid core/ self latching doors for Mechanical room off Garage due to combustion air ducts terminating in attic. Ref. IRC R309.1.1. ELECTRICAL COMMENTS Sheets 14, 15 Revise One line diagram to show neutral feeder to subpanel B. Ref. IRC Section E3508. Also revise to reflect a disconnect on the exterior of home with all grounding/ bonding connectins at that disconnect. Revise panel schedule and circuit identification numbers to reflect all branch circuits installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). Ref. NEC Article 210-12(b), IRC Section E3802.11. See lights and fans in bedrooms. Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. Ref. IRC Section E3801.2.1. Revise circuit indicating numbers on plan to specify that two or more 20-amp small appliance circuits shall be provided to serve the Kitchen, Breakfast Room and Dining Room. Such circuits shall serve no other outlets. Ref. IRC section E3603.2 and E3801.3.1. See Dining room. Return the redlined/ marked up plan set from this review with the resubmittal plans.
