1. Remove the double bowl sink from the new living room. A second sink area would constitute a second dwelling on this property and is not allowed due to the lot size. You may have a single bowl sink in the living room area.

2. The vestibule is counted as a bedroom. This results in the bedroom count increasing to seven (7) which requires a total of five (5) on-site vehicle parking spaces. The site currently provides for only four (4) parking spaces. In addition, a landscape border shall be provided along the street frontage as a result of the required five (5) parking spaces. If the vestibule has minimum five (5) foot wide interior door openings, it shall not be counted as a bedroom. Please contact me to discuss further.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLANS:

1. Show all slabs and pads, including landings at all doors with thickness specified. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3.
2. Anchor-bolts require 7" embedment into concrete or masonry, R403.1.6.
3. Show compliance with termite treatment specified by R320.
4. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application.

FLOOR PLANS:

1. Identify windows requiring safety glazing (within 24" of doorways including closets greater than 3' in depth), R308.4.

STRUCTURAL PLANS:

1. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the requirement for deferred submittal to building inspector at installation.

SECTIONS - DETAILS - MISC. NOTES:

1. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Revise the total fixture unit demand for the property using 2003 UPC Table 6-4.
3. Hose bibs require backflow preventers, UPC 603.

MECHANICAL PLANS:

1. Revise the OA Ventilation Schedule showing the correct IRC reference.

ELECTRICAL PLANS:

1. Note on the riser diagram that all electrical work shall comply with 2003 IRC.
2. Designate the location and circuit of all required outlets (RCP-1), E3606.2.
3. Label circuit #14 as Living Room receptacles.
4. Panelboard (exist elect panel) access requires 36" measured from the enclosure front rather than the mounting surface, E3305.2.
5. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf
2. Provide cut sheets of selected light fixtures and lamp wattage before installation.

MODEL ENERGY CODE:

1. The selected HDD of 2781 exceeds the local amendment requirement (climate zone 4B, Pima County < 4000 ft, 2100 HDD).
