Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Specify if doorway out of existing bedroom is new or existing. Also size window in existing bedroom.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.

Structural Plan

1. Cross section shows CMU walls at both ends of structure yet porch end should show a truss to beam connection.
2. Post on porch - Specify post base, post cap and dimension 6" from grade to bottom of post.
3. Specify framing of interior walls.
4. Specify connection of 6x8 beam to existing wall.
5. Detail gable end bracing and it's connections to structure.
6. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.
7. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
8. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Plumbing and Electric Plan

1. Note and specify all piping materials.
2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
3. Water line: Provide the total fixture unit demand and maximum developed length. Include size of supply line from meter to house. Table 6.3 and 6.4, 1994 UPC.
4. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
5. Provide and show pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down.
6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
7. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
