Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Note 5, page A2 - 1024 square inches rather than 900.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
3. There shall be a floor or landing on each side of each exterior door. The width of the landing shall not be less than the door served with a minimum dimension of 36 inch measured in the direction of travel. IRC Section R311.4.3.
4. Provide egress from master bedroom. Every sleeping room and basement with habitable space shall have a least one window minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1.
5. Show rooms in existing house adjacent new addition. Specify existing windows and doors and what will happen with each.

Structural Plan

1. 1/S1 - Dimension 6" from grade to bottom of sill plate and 12" below grade. Dimension width of footing. Note interior and exterior finish. Minimum (2) #4 rebars required -One is called out in footing schedule and three are shown on detail, clarify. Specify spacing of anchor bolts.
2. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.
3. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply

Plumbing Plans

1. Note and specify all piping materials. (supply line)
2. Revise water line per 1994 UPC. Water line: Provide the total fixture unit demand and maximum developed length. Include size of supply line from meter to house. Table 6.3 and 6.4, 1994 UPC.
3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute
4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
5. Existing line on plan suggests that there are other gas appliances in house. Clarify and include in calcs if necessary.

Electrical Plan

1. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC.
2. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
3. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
4. Electrical load calculations are required when more than 4 circuits are added.
5. Provide arc-fault protection for all outlets in bedrooms per E3802.11.
6. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1.

MODEL ENERGY CODE:

1. Windows must be low 'E'.
