The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.

ARCHITECTURAL COMMENTS:
Sheet 8
Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Reference IRC Sections R305.1 and R106.1.1.

Sheet 10
Note and specify a complete roofing system: roofing type, grade of materials and method of installation. Reference IRC Chapter 9.


Sheets 2, 3, and 4
Provide access to each separate under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 18” X 24” for under floor space. Reference IRC Sections R807.1 and R408.3.

Sheets 2, 3, 4, 5, and 6
For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference IRC Section 106.1.

STRUCTURAL COMMENTS:
Sheet 10
Steel lintels shall be designed to support the load imposed on them. Provide structural analysis by an engineer licensed to practice in Arizona or an approved listed product. Reference IRC Section 606.9.

Sheet 19
Specify weight of roof system items (for example, weight of selected tile). Provide listing agency evaluation report number and manufacturer of all concrete or clay-type roofing. ER 4300 did not provide any information for mission roof tile. Reference IRC Section R106.1.1.

PLUMBING COMMENTS:
Sheet 14
Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Reference UPC Section 610.

MECHANICAL COMMENTS:
Sheet 9
Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2.

ELECTRICAL COMMENTS:
Sheet 8
Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and the City of Tucson Submittal Requirements.

Indicate the location of all disconnecting means for air conditioning and heating units, air handlers, compressors, and disconnects. Reference IRC Section E4001.5 and Table E4001.5.

Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2.

Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11.

Note that light fixtures in clothes closets shall be installed in accordance with IRC Section E3903.11.


Revise note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11.

When ceiling finish materials are removed, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors. Reference IRC Sections R313.1 and R313.1.1.

Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference the City of Tucson Outdoor Lighting Code.

Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference the City of Tucson Submittal Requirements.

Sheet 16
Note the grounding and bonding method. Reference IRC Sections E3507, E3508, and E3509.

ENERGY CODE COMMENTS:
Sheet 8
Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7.
