The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. It appears the plans submitted were the plans submitted for building review. The follow review comments below are based on the review of Sheet G-101 for Development Standard 2-02 Site plan Content and Specifications.

2. In the title block, on sheet G-101, label the plan, "site plan."

3. Draw the site plan at a standard engineering scale no larger than l" = 60'. DS 2-02.2.1.A.

4. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. On sheet G-101 revise all lettering to be at least 12 point.

5. Add lot dimensions and bearings to sheet G-101. DS 2-02.2.1.A.5.

6. Add existing and future sight visibility triangles to all entrance and exit driveways to a street on sheet G-101. DS 2-02.2.1.A.10.

7. Dimension and label all points of egress and ingress including locations and width of driveways and parking area access lanes (PAALs). DS 2-02.2.1.A.11.

8. Dimension and label all pedestrian circulation areas and sidewalks. DS 2-02.2.1.A.12.

9. Add drainage patterns, proposed finish floor elevation(s), and finish grades. DS2-02.2.1.A.16.

10. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

11. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. If cut and fill quantities are 50 cubic yards or more submit a grading permit application (green card) with the grading plan and stormwater pollution prevention plan. DS 2-02.2.1.A.17.

12. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

13. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. Indicate 18' curb returns for the ingress/egresses to Alturas Street. TMAG was adopted on March 17, 2003 by Mayor and Council.

14. Be aware entrance and exit drives crossing arterial streets are limited to two per 300' of street frontage along any major roadway. The nearest pavement edges spaced at least eighty feet apart. In effort to meet this requirement close unused driveways and show adjacent driveways. For assistance on meeting this requirement please contact Dale Kelch with the Department of Transportation at 791-4001 extension 305. TAMG 5.4

15. On all streets that border the property show, dimension and label the ROW width, width of paving, curbs, curb cuts and sidewalks. Be sure to label the ROW as either existing or future or both. Show the location of the future sidewalks. Label the street as private or public. The recordation data for Oracle Road and Alturas Street must be provided. DS 2-02.2.1.A.18., 19., 21.

16. Oracle Road is designated as an Arterial Road per the Major Street and Route Plan (MS & R Plan) with a full future ROW width of 150'. From street centerline the ½ Future ROW width, future curb and sidewalk location must be shown, dimensioned and labeled. Revise.

17. Six foot sidewalks are required along an arterial street. A 5' sidewalk is shown along Oracle. Revise the plan to show a 6 foot sidewalk.

18. All projects which require a new sidewalk along the ROW on a local street will provide a 5 foot sidewalk. A four foot sidewalk along Alturas Street has been shown. Revise the site plan to show 5' sidewalks along Alturas Street. DS 3-04.4.1.A.

19. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations. Provide the Bench Mark based on the City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

20. Indicate a refuse enclosure detail as per D.S. 6-01.4.2. The base shall be a concrete slab with an inside clear dimension of ten (10) feet by ten (10) feet by five (5) inches thick. Steel pipes are required between the container and the enclosure's rear and side walls to prevent the container from damaging the enclosure while being serviced. Enclosure gates have a minimum opening of ten (10) feet.

21. Clearly show on the site plan the locations of all retention basins. Show the dimensions of each basin. Show the location, size and type of all inflow and outflow structures for the basins. Indicate the volume and water surface elevation. SMDDFM 2.3.1.6.A.4.a. and e.

22. Show the location and size of the basin maintenance access ramps. SMDDFM 2.3.1.6.A.4.b.

Dimension the planter area as along the east property line and within the parking lot on the landscape plan. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree.

4. Revise the landscape plan to include screening elements in accordance with LUC Table 3.7.2-I. Note the height and type of material/construction, including refuse container screening. A 30-inch screen is required along the street landscape border for Oracle Road, which is a designated Major Street and Route. Revise the landscape plan.

5. Landscape improvements proposed in public right-of-way areas must be approved by the City Engineer or designee and comply with the City Engineer's requirements on construction, irrigation, location, and plant type. Provide verification, in writing, of any approvals obtained. Contact Gary Wittwer, DOT Landscape Architect at (520) 791-5100 for specific requirements.

6. Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area. LUC 3.7.4.3.B

7. Label clearly areas of detention/retention. Note the depths of basins on the landscape plan. DS 2-07.2.2.B

8. . Per LUC 3.7.2.4.A, on streets designated as Major Streets and Routes (MS&R), such as Oracle Road, the required minimum 10-foot street landscape border is measured from the MS&R future right-of-way line as determined by LUC 2.8.3.4. The landscape border may not be located within the MS&R right-of-way as shown on the plan. Revise the landscape plan to be based on the full 150-foot right-of-way (75-foot half right-of-way) for Oracle Road, rather than the existing 65-foot half right-of-way shown. Dimension landscape borders clearly on the landscape plan and add the future sight-visibility triangles (SVTs) to the landscape plan. LUC 3.7.2.8 & DS 2-06.

9. Regarding existing streets, label existing and future right-of-way dimensions, and any utility locations.

03/08/2006 PETER MCLAUGHLIN NPPO REVIEW Denied 1. Add a general note on the NPPO plan specifying that the Plant Inventory Methodology was used as the selected method of NPPO compliance. LUC 3.8.4.1.A

2. The arrows indicating site view direction are not oriented correctly on the NPP plan. Revise arrows to show correct view directions. Also, there is no view "1" indicated on the aerial and two different view "2" directions are shown. Revise as necessary.

3. The NPP plan must be accompanied by a salvage and mitigation report which includes calculations used to determine, by genus and species, the number of replacement plants to be provided as mitigation for Protected Native Plants removed from site. The landscape plan shall also
include a summary of plants required for mitigation. Include all calculations from Native Plant Preservation worksheet (see Exhibit 1 at the end of DS 2-15).
