Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Provide landing outside family room and sitting room per R311.
2. Provide access to each separate attic that exceeds 30SF per R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space.

Structural Plan

1. 1/A2 and 3/A2 - Provide 7" AB embedment. Note exterior finish and wall framing (i.e. stucco over 1/2" osb over 2x6 @ 24" o/c, etc)
2. 5/A-2 - Dimension 6" post to grade.
3. All exterior walls must have foundations per R403.1. Existing slab between two new ones will require a footing.
4. 1/A1, 2/A1 and 3/A1 - Specify thickness of plywood sheathing.
5. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
6. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.
7. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.
8. Porch roof framing discrepancy - Roof plan notes 2x6 @24" o/c. Detail 4/A1 and 5/A1 notes 24" o/c. Clarify.
9. 4/A1 - 3x ledger in minimal with 1/2" AB @ 30" o/c per R606.10(1).
10. Truss layout does not agree with design on plans. Plans note a girder truss yet there is no girder truss in truss package. Also trusses C01 and C02 have tails at both ends. How will this interface with girder truss or hobby room ceiling? Clarify.
11. Will new 5' opening from dining room to family room require a lintel?
12. Section 3/A3 - Provide detail of new 2x8 pony wall. Clarify connection to existing masonry wall. Epoxy requires special inspection. Submit form or use an alternate method.
13. 2/A1 - provide fireblock at ceiling line.
14. Slope discrepancy - 4:12 (elevations and truss calcs) or 5:12 (roof plan). Clarify.

Electrical Plan

1. Provide smoke detector in vicinity of master bedroom/hobby room (i.e. new family room).
2. Show locations of smoke detectors per R313. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1.
3. Include baseboard heater circuits on panel schedule and include in load calcs.

MODEL ENERGY CODE:
1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
1. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.

Outdoor Lighting Code

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of chosen lights.
