This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 2. 2020 fixed adjacent front door must be tempered per R308.4 (6). 3. Dimension landing at side door per R311. 4. Provide handrails and guardrails per R311.5.6 and R312. 5. Provide access to each separate attic space that exceeds 30SF per R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space. 6. Show hearth size and materials, per R1003.10 or R1004.2 Foundation Plan 1. 6/A4 - Size footing for fireplace. 2. Size lintel over fireplace opening. 3. 2/A4 - Specify size of stemwall and rebar at top of stem. 4. The landing at the front exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3. 5. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1. 6. Foundation details don't reflect a stemwall height that would require stairs. The elevations show the finish floor approximately 30"+ above finished grade yet the foundation details make no reference to this. Clarify and provide adequate stemwalls per chapter 4, 2003 IRC. 7. Foundation details should reflect veneer. 8. Detail ramp construction. Wood or concrete? Structural Plan 1. Provide lintels for all openings. 2. Note locations of girder trusses. 3. Specify header over rear entry between mechanical room and dwelling. 4. 3/A5 suggests roof joists yet plan calls for trusses. Clarify. 5. Note interior and exterior finishes on all pertinent details. 6. Specify roof sheathing on all pertinent details. 7. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 8. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6. 9. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify. 10. Elevations show some sort of wrap around the front porch post. Clarify. 11. How will truss roof over exterior condensing unit be configured, as there are no bearing walls to support the roof. Submit truss calcs to prove structural stability of the cantilevered design. 12. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is to be built. 13. Detail masonry fireplaces. Provide dimensioned and noted sections and firebox plan. State flue size, dimension hearth width and reinforcing. Note and detail anchorage tie straps fastened to a minimum of four joints with 2-1/2" bolts embedded into masonry and engaging the outer reinforcing bars with a 6" hooked extension. See table and figure R1003.1. 14. Cross-sections shall be cross-referenced to the floor plan and framing plans. Plumbing Plan 1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down. 3. Revise Water line per 1994 UPC: Provide the total fixture unit demand and maximum developed length. Include size of supply line from meter to house. Table 6.3 and 6.4, 1994 UPC. 4. Provide cleanout at kitchen sink. 5. Size vent for WC in Gathering room bathroom. 6. Water line entrance on site plan does not agree with plumbing plan. Clarify. Mechanical Plan 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Return air DUCT shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). 3. 150' of gas line seems excessive for depicted run. Check. Electrical Plan 1. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC. 2. Provide an exterior outlet at grade level located at both the front and back of the dwelling, per E3801.7. These outlets shall be GFCI protected per E3802.3. 3. All receptacle outlets in bathrooms, kitchens, unfinished basements, garages or carports, at grade level and within 6' of a wet bar or kitchen sink shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, per E3802. 4. Load calc note a washer and dryer yet neither is shown on plans and nor is there any plumbing for a washer. 5. Provide smoke detector in immediate vicinity of bedrooms. MODEL ENERGY CODE: 1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/). 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'. Outdoor Lighting Code 1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf). 2. Provide cut sheets of chosen lights.
