| 11/17/2005 | DAN CASTRO | ZONING | REVIEW | Denied | COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Note the gross floor area of the pool equipment/bar building on the drawing. Include the gross floor area in the overall floor area calculation. (D.S. 2-02.2.1.A.6) 2. The floor area ratio (FAR) is comprised of the gross floor area of all buildings. Include the entire floor area of the second and third floors. Revise general note seven (7) and proposed FAR under the project summary data as required. (D.S. 2-02.2.2.A.3) (LUC 6.2.7) 3. Label the height of all canopies and porches. (D.S. 2-02.2.1.A.6) 4. A portion of the proposed guest wing is located within the Airport Hazard District. The plan shall provide the following notes: a) mean sea level (M.S.L.) elevation of the end of runway 21 (2,567') b) M.S.L. elevation of the location of the proposed building (2,598') c) maximum allowed height in feet above elevation at end of runway 21 (88') d) maximum allowed height in feet above elevation at proposed building location (2,567' + 88' = 2,655') The proposed building height (62') plus the M.S.L. elevation of the proposed building (2,598') equals 2,660'. The proposed building height is five (5) above the maximum allowed building height. Reduce the proposed building height within the AHD to meet LUC compliance. In addition, assure that the proposed building height is measured from design grade to the highest point of the building. 5. As per Federal ADA requirements, where the accessible pedestrian path transitions to a vehicular use area, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207. (ICC/ANSI A.117.1-2003 Section 705.5) 6. On the handicap parking sign revise the amount of the fine to $518. 7. Dimension all PAAL widths. Minimum 24 foot width is required for two-way drives. (D.S. 2-02.2.1.A.11) 8. Dimension the width of the on-site pedestrian circulation system. Minimum four (4) foot wide sidewalk is required. 9. Wheelstop curbing is required for vehicle parking spaces abutting a sidewalk of less than 6.5 feet width. Wheelstops are to be located two and one-half (2 ½) feet from the front of the parking space. 10. If applicable, all existing and proposed easements must be shown on the plan including width, type, whether they are public or private, and recording docket and page reference. AECM SUBJECT: Site Plan: Marriott Residence Inn - Airport REVIEWER: Loren Makus ACTIVITY NUMBER: T05CM05124 SUMMARY: The Site Plan and Drainage Report were reviewed by Development Services Department, Engineering Division on December 2, 2005. The Site Plan and Drainage Reprot were not approved at this time. Please address the following comments. Site Plan Comments: 1. The Landscape Plan and Site Plan are not consistent with the drainage exhibit included in the Drainage Report by CMG Drainage. The Landscape Plan shows areas of vegetation in areas that are to be treated with rock rip rap according to the Drainage Report. Show on the site plan the dimensions of the drainage facilities and the materials to be used for constructing the basins and channels. Provide representative finish grades at the tops and toes of basins slopes.(DS 2-02.2.1.A.26 and 16) 2. Revise the label on the sight visibility triangles so that they are described as SVTs instead of future SVTs. Medina is not an MS&R route so there is no future curb location. (DS 2-02.2.1.A.10) 3. Provide estimated cut and fill quantities. (DS 2-02.2.1.A.17) 4. Dimension the adjacent right-of-way. Include the locations of existing and proposed curbs, sidewalks, and utility lines. (DS 2-02.2.1.A.19 and 21) 5. Revise detail D/1.2 so that the dumpster enclosure provides a 10' by 10' clear service area with pipe bollards along the side walls of the enclusure in addition to the ones at the rear. (DS 6-01.4.2.C) 6. Show Drainage patterns, proposed finish floor elevation(s), and finish grades. (DS 2-02.2.1.A.16) 7. Show widths of driveways and parking area access lanes (PAAL). (DS 2-02.2.1.A.11) 8. Show proposed finish grades at various location throughout the project area. (DS 2-02.2.1.A.16) Drainage Report: 1. Clarify on figure three the cross-section for the swale that crosses the PAAL between basins 1 and 3. Provide sufficient detail on the drainage exhibit or on the Site Plan to demonstrate that the drainage solution will be compatible with the vehicle use area. 2. Provide results of the percolation tests to demonstrate that the basin will dispose of the retained volume within 12 hours. Revise the Site Plan and Drainage Report to address all of these comments and resubmit two copies of each for review. Include a letter explaining how each comment has been addressed.
