The site is comprised of two (2) separate parcels, which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant may be obtained at the Zoning Review counter or online at www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf. 2. Lot dimensions shown on the County Assessors map are 200' x 150', which total 30, 000 square feet. The gross site area is currently listed as 30,400 on the site plan. Clarify the correct gross site area. (D.S. 2-02.2.2.A) 3. As a general note add the maximum building height proposed. Building height shall be measured from design grade. Note the height of the exterior building walls on all sides to verify setback requirements. (D.S. 2-02.2.1.A.6) 4. The front street (11th Avenue) perimeter yard is based on the greater of, 20 feet or one and a half (1 ½) times the building height. Once the exterior building wall height along the 11th Avenue frontage is provided, the perimeter yard (or building setback) may be verified for compliance. (D.S. 2-02.2.1.A.7) 5. Detail accessible ramp/s. Provide the slope, direction of slope. And dimension the clearance between the top of the ramp landing and the building. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. Site plan cannot be approved until Lot Combination recordation is complete with Pima County. D.S. 2-02.2.1.A.2. 2. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point. 3. Add bearings to the lot dimensions. DS 2-02.2.1.A.5. 4. For the ingress/egress of a PAAL to a local street, the near side length is 185'. Revise the site plan. DS 2-02.2.1.A.10., DS 3-01. 5. It is acknowledged that the fill quantities are shown on the grading plan, however it is a requirement of DS 2-02, Site plan content, to have cut and fill quantities on the plan. Revise accordingly. DS 2-02.2.1.A 17. 6. A grading permit is required for this project. A formal review of the grading plan is required. Submit a grading application (green card) with the grading plan. 7. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. Indicate 18' curb returns for the ingress/egresses to 11th Avenue. TMAG was adopted on March 17, 2003 by Mayor and Council. 14. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes. |
