The westernmost parking space does not fall within 40 feet of a canopy tree. Revise as necessary. 2) The weternmost canopy tree planting area, which is proposed to be forty-eight (48) square feet in area must also be a minimum of four (4) feet in width per LUC 3.7.2.3.A.1.c. and DS 2-06.3.3.C. Revise this planting area to be at least 4 feet wide. 3) Remove General Note 3 from the landscape plan. This note is incorrect as the existing mesquite is part of the 30 percent preservation requirement. This mesquite is located in a planting area of minimal (approximately 2-feet) width between the northern wall and the paved area of the PAAL. The preservation of a substantial portion of the root system for individual protected native plants to be preserved in place will substantially the survival rate and the health of this plant. Under no circumstances shall grading encroach to the base or trunk of a native plant. If root or trunk damaged occurs to the extent that it affects the health and viability of this existing tree, a larger mesquite, planted at a different location on site, may required to replace it. DS 2-15.6.0 4) Canopy trees are to be provided in number equal to or greater than an average of one (1) per thirty-three (33) feet of property line length along the east property line. The greythorns shown on the landscape plan do not qualify as canopy trees. DS 2-06.3.4.E.1, LUC 3.7.2.4 5) To avoid confusion, revise the symbols for the various existing plants (acacia, graythorn and mesquite) to be different depending on the type and size of plant. The symbols shall indicate the ultimate size and spread of crown at maturity. DS 2-07.2.2.A.c 6) The NPP Plan indicates in the letter that 6 mesquites were inventoried on site, but the calculations list only 3 mesquites. For clarity, specify in the NPP plan calculations that the 3 mesquites listed are the 3 viable mesquites on site. |
