2) Per table 3.7.2-I, a landscape border and a five-foot high wall is required for landscaping and screening of the proposed multifamily use and parking lot where adjacent uses are residential. Dimension all landscape borders on the Landscape Plan. A minimum 4-foot wide planter area is required adjacent to the PAAL along the north property line and the northernmost portion of the east property line. Ten foot landscape borders are required along the east and south property lines where the vehicle use area is not located next to the property line.

3) The precise location of the 5-foot wall is unclear on the plan. Is the wall located off of the property as shown on the plan? Show the exact location of the 5-foot screen wall on the landscape plan and on the detail D/G 2.0. For screening of the parking lot from the residential property to the south, the screen wall adjoining and running between the proposed duplexes must continue to the east lot line of parcel "C" and to the west lot line of parcel "A".

4) Landscape borders along parking lots where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B. Provide protection for interior landscape border along the north and a portion of the east property lines.

5) Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage on the Landscape Plan per DS 2-07.2.2.2.g

The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. The site plan shall be drawn at a standard engineering scale no larger than 1"=60'on a sheet(s) per D.S. 2-02.2.1 Sheets G1.1 and G1.2 do not scale off correctly. Please modify drawing so that it scales at a standard engineering scale.
3. Place a copy of the Basis of Bearing information (located on sheets G1.1 & G1.2) onto the cover sheet.
4. In addition to the individual lots please list-estimated cut & fill quantities for the entire site per D.S. 2-02.2.1.17. Comment 21 from the previous comment may still apply. "21. Grading Plan. A grading plan may be required if the earthwork exceeds 50 Cubic Yards. Generally, the grading plans may be submitted for review upon approval of the tentative plat. Should the applicant wish, the grading plan could be submitted after the second resubmittal of the site plan; however, the grading plan cannot be approved unless it is in conformance with an approved site plan. D.S. 2-03.5.2 Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".
5. If the cut and fill quantities exceed 50 CY a grading permit must applied for in order to conduct a review for a grading plan. If applicable, please apply for the grading permit prior to submitting the grading plan for review.
