The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. After researching the project site on the City of Tucson Department of Transportation Map Site the project address does not show up on the TDOT Map site. The TDOT Map site shows the address as 119 East Rillito. Which is correct. Revise accordingly and explain in detail in the response letter.

2. Add bearings to the site plan. DS 2-02.2.1.A.5.

3. Dimension the width of the driveways. DS 2-02.2.1.A.11.

4. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

5. Show maneuverability on the site plan for the loading area. Maneuverability must be shown on the plan regardless if the loading area/zone is inside the structure. DS 2-02.2.1.A.14.

6. Indicate drainage arrows, finish grades throughout the project site or add a note referencing the grading plan/sheet for vertical, drainage information and finish grades. DS 2-02.2.1.A.16.

7. The alley on the site plan is indicated as private. Is this correct? The TDOT Map Site indicates the alley as public. Clarify or revise as necessary. DS 2-02.2.1.A.18.

8. Indicate if Rillito Street is public or private. DS 2-02.2.1.A.18.

9. Show existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23.

10. Demonstrate maneuverability for the solid waste collection vehicle. Be aware refuse vehicles require 36' inside radius and 50' outside radius. Revise plan accordingly. DS 6-01. Figure 1.

11. For an ingress/egress from a PAAL to a local street an 18' radius is required for the curb returns. Revise accordingly. TAMG Table 5-2

12. It appears the warehouse will have vehicles entering and exiting the site. Is this correct? If this is the case vehicles must be able to safely access the structure. Dimension the entrance and exit accordingly.
11/03/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Clarify the principal land use classification for this project. The notes listed on the plan indicate "commercial storage" and the name of the business "DC Concrete Contractors" suggests that the proposed use may be classified under Construction Service, development designator 30. Please assure the correct land use classification for this business. The following land use class definitions may help:
LUC Sec. 6.3.5.9 Construction Service. Construction Service is a use, which provides construction activity to be performed at a construction site with related work performed on shop premises. Typical uses include construction companies, carpentry services, and plumbing services.
LUC Sec. 6.3.11.2 Commercial Storage. Commercial Storage is the keeping of trade and personal goods by business and industrial establishments. Typical uses include cold storage plants, warehouses, and utility storage yards.
This plan has been reviewed as warehouse only, which falls under the commercial storage land use class.

2. The site is comprised of two (2) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant may be obtained at the Zoning Review counter or online at www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf.

3. In the upper right corner of sheet S-1, the address is incorrectly listed as Sahuaro Street. (D.S. 2-02.2.1.A.3)

4. Under the zoning information block on sheet S-1, revise the maximum proposed building height from 10 feet to 17 feet as labeled on the drawing. In addition, add a note that states the height is measured from design grade. (D.S. 2-02.2.1.A.6)

5. Outdoor storage shall be screened from the street. Indicate the type, size, height of screening proposed. For further information on screening requirements contact the landscape reviewer for this project.

6. If applicable, provide a detail of existing and or proposed free standing signage, billboard, and outdoor lighting on the site plan. (D.S. 2-02.2.2.1.A.13)

7. Per LUC Sec. 3.4.5.2, loading space size shall be 12 wide by 55 in length. The plan currently shows a 35 long indoor loading space. (D.S. 2-02.2.1.A.14)

8. If applicable, all existing and proposed easements must be shown on the plan including width, type, whether they are public or private, and recording docket and page reference. (D.S. 2-02.2.1.A.20)

9. If a driveway is proposed within the outdoor storage area and it is intended for two-way travel, the minimum width must be 24 feet. Label and dimension the PAAL.

10. Assure that all requested changes be made to the site and landscape plans. (D.S. 2-07.2.1.A)
