This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. 3030 xo window will not meet egress requirements. Every sleeping room and basement with habitable space shall have a least one window minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1 2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 3. Note 3, page 3 - 72" rather than 70". 4. Is entry from house to addition new or existing? Specify. Elevations 1. East elevation shows a window that is not shown on floor plan. 2. Two south elevations? Clarify. Structural Plan 1. 1/2 - Callout both rebars in footing (two minimum). Show wall on top of footing - Include pressure treated plate, wall framing, interior and exterior finishes (i.e. 1/2 GWB, 1/2" osb, Stucco. Etc). 2. 1/5 - How will roof connect to double top plate? Will there be sheetrock on ceiling? Rigid insulation on roof suggests exposed rafters. Clarify. Provide ventilation for space if necessary - Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 3. 2/5 - Drawing shows one wall that both roofs bear on yet in Section A, page 3, two walls are shown (one new, one existing). Clarify. There is a new footer here which implies a new bearing wall. 4. 2/5 - Specify connection of 2x10 to new wall. Will a ledger be used? If so, specify size and connection OR specify type of 'Approved joist to stud hanger' and provide blocking to complete roof diaphragm. 5. Detail non-bearing wall to roof connection. Roof diaphragm must be complete. 6. Clarify shearwall constructions per R602.10. There are many different notes and callouts. Specify where each Pahd42 tiedowns will be on foundation plan. If new structure is to be fully sheathed simply note fully sheathed. FYI - If this structure is fully sheathed then the tiedowns are not necessary. 7. Roof plan - note 2 at header locations should be note 3. Plumbing and Electrical Plan 1. 3" waste line is minimum to serve new bathroom. 2. Specify total developed length of water line. (meter to the most remote fixture) 3. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 4. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E3603.4. 5. Provide arc-fault protection for all outlets in bedrooms per E3802.11. 6. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1. 7. Provide smoke detector in new hallway per R317 (in vicinity of sleeping areas). MODEL ENERGY CODE: 1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements. 1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/). 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.
