COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Submit a copy of the approved development plan for the RV storage as presented on this plan with next site plan submittal package. The copy of the stamped development plan that was submitted with the site plan does not reflect approval for RV Storage. Five-foot wide refuge areas are to be provided (per the approved plan) along both sides of the storage buildings. Dimension the PAAL areas between the storage buildings to insure compliance with LUC code changes made to section 3.3.7.2.C.4, see the following;

Parking Area Access Lanes (PAALs) in Storage Use Group Development. A one-way parking area access lane (PAAL) within a development for storage must be a minimum of twenty (20) feet in width, with a minimum four (4) foot wide pedestrian refuge area delineated on one (1) side of the PAAL. A two-way PAAL within a development for storage must be a minimum of thirty (30) feet in width, with a minimum four (4) foot wide pedestrian refuge area delineated on one (1) side of the PAAL. (Ord. 2. Depict existing and future sight visibility triangles. DS 2-02.2.1.A.10

3. Dimension the width of both driveway entrances. Also dimension the PAAL areas where the proposed RV parking will be provided. Sees related comment number one. DS 2-02.2.1.A.11

4. Indicate the location of existing or proposed freestanding signage including existing billboards. DS 2-02.2.1.A.13

5. Add the street name on which this property has frontage. DS 2-02.2.1.A.18

6. If applicable indicate on the plan if additional freestanding lighting is proposed. The location and type of lighting must be labeled. DS 2-02.2.1A.25

7. List as reference, the development plan case number D00-0001 and the rezoning case number C9-84-84. Please keep in mind that any additional expansion on this site will result in a cumulative expansion and once the expansion is greater than 25% a new development plan will be required.

Although this site plan should have been submitted as a revised development plan and reviewed and approved through the CDRC process the Zoning manager has allowed the site plan review to continue for this expansion.

8. The location of the refuse container remains in the previously approved location but the access to the refuse container will not work as depicted on the plan. The plan depicts the truck servicing the Dumpster from the northwest side PAAL that is the opposite direction of the one-way PAAL. Please review the access to the Dumpster and revise the plan correctly.

9. This site will change substantially from the approved development plan drawing. This revised drawing should be as complete possible in site content and specifications. Please review Development Standards 2-02 and insure that this plan includes all necessary information listed in the standards. This plan will in essence become the last approved site plan once all reviewing agencies have approved and stamped the site plan.
