See code sections 302.3, 302.3.1, and 302.3.2. It appears should have a 2 hr separation. Also see section 406.2.7. See table 601 IB construction requires 2 hr construction for interior bearing wall. 2) Site plan must be approved before a building permit can be issued. 3) Justify clarify building height per table 503 maximum height allowed for IIA construction. Also clarify per section 504 height modifications. IIA only allows 4 stories and per 504.2 R2 is excluded from fire sprinkler increase and it cannot exceed 60 ft. It appears 5 stories is not justified for type of construction and occupancy, see section 508. 4) Justify mezzanine per section 505 of 2003 IBC. Need to file Appeal with Building Official but all code issues must be resolved first. 5) Drawing. A0.09 specifies 0 hr see table 601 structural frame 1hr for IIA construction please clarify. It appears type of construction and building elements fire rating has not been justified. Table 601 note "d" states that substitution can be used provided the fire sprinklers are not required by other sections of the code. Per section 903.2.7 fire sprinklers are required therefore substitution is not allowed. 6) IB construction bearing walls per IBC specifies 2 hr please clarify on sht. A0.09. If selecting type IB construction drawings need to specify how all building elements meet fire rating specified in table 601. 7) No construction permitted beyond property lines. Revise property lines and state agreement between owner and City of Tucson on drawings. Also provide documentation to support new property line. 8) Sht. A0.09 clarify floor construction table 601. Clarify if reduction was used for justifying height of building. See response to #6. 9) Sht. A0.09 roof construction - justify 0hr fire rating for IIA construction. It appears should be 1 hr. rating. See response #6. 10) Per 704.8 east and west wall zero lot line no openings allowed. Please note lot combination on drawings and eliminate property line. 11) Clarify parapet at gym per section 704.11 on east and west. On sheet A0.50 specify fire rating for exterior walls per type of construction and allowable exterior wall openings per 704.8. 12) Clarify east and west wall per section 705.1. Provide cut shts. on glass block. 13) Clarify retail first floor wall per table 705.4. It appears this wall is a interior bearing wall therefore per table 601 IB construction requires a 2 hr wall. 14) Accessible means of egress are required see section 3406 change of occupancy requires the building to be fully accessible. See section 3409.3. 15) Clarify at least one of the elevators complies with 1007.4. Section 3409.3 16) Clarify / justify corridor space outside of dwelling unit 3 and dwelling unit 5 per section 1016.3. A dead end results whether or not egress elements open into it. This design is not code compliant. The building official is willing to consider the dead end corridor if the gate is shifted to 24ft down corridor and efforts are made to not appear that this is a exit. Appeal should be filed. 17) Provide details for ramp clarifying accessibility. Provide further details dimensions, slope, cross section for edge protection. See ANSI A117.1 2003 section 405. Also clarify accessible path from street. 18) Clarify accessibility of elevator per ANSI A117.1 2003. See section 3409.3. 19) Address accessibility for living units. Clarify / justify per 1107.5, 1107.6, & 1107.7. With 30 units 1 type a dwelling unit needs to be provide. Need to conform with 1107.6.2.1.1 type A unit. See 1003. ANSI A117.1 2003 toilet / bathing facilities shall comply with 1003.11 bedroom needs to accessible. Clarify main entrance can't be into a bedroom. 20) Clarify construction / assemblies For A2 wall typ callout at closets @ balconies. 21) Provide details sht. A2.03 detail 2/A2.03, and 3/A2.03 per A117.1 ANSI 2003. Clearly dimension curb/barrier see figure 405.9, length / width / slope of ramp, and landings. 22) Provide specifications for glass block on east wall for fire wall rating. Provide cut sheets showing this is available. 23) Clarify / justify atrium space per section 404. Provide smoke flow simulation if no exhaust system is going to be provided. 24)Special Inspection forms shall be submitted before the permit is issued. |

Demonstrate that Fixture J has the full cutoff lighting distribution as referenced in the Tucson Lighting Code calculations. 2. Reference Keynote 6 Sheet E1.3. This Keynote is on the plans but not on the listing entitled "Keyed Notes." Please clarify. 3. Address GFCI protection for the spa per NEC 680.44. Manufacturer's requirements are for a 50 amp GFCI Breaker installed within eyesight of the spa. Disconnects do not appear to have any OCPD. 4. CU1-1 listed on Sheet M1.80 and included on Sheet M1.60, but has been eliminated totally from Electrical. Coordinate with Mechanical and clarify. 5. Please add residential Ckts 1 & 5 as AFCI-protected. See NEC 210.12 (B) Commentary, p. 82 Handbook. 6. Specify the line side and load side devices in the series rating intended for the tenant panels. For the tenant panels, there are 3 OCPDs in series: that at the meter center, the main on the panel, and the branch circuit breakers; are both the panel main and branch circuit breakers intended to be series-rated with the meter center breaker? If so, would there be an assurance, for example, that if the branch circuit breaker were trying to operate with the meter center breaker, that the main on the panel would not try to open? Or all three rated in series? Per Jim Willey at Bussman, theoretically you could have 3,4, even 5 or 6 CBs listed in series, but he does not know anyone who does this. Same issue with Panel HPD1 and its downstream panels, with 4 in series instead of three. Specification Section 16491 1.3 discusses fuses, but the series rating requirements have been struck out, and there are no fuses in this system on the plans. Please clarify. 7. Please show available fault current at Panel R1. 8. Provide structural calculations for both 112.5 and 75 KVA X'FMRS, sealed by a Registered Structural Engineer. Structural Plans Examiner has confirmed that this has not been submitted. 9. Please include sufficient detail on a 3-dimensional basis, to determine compliance with NEC 110.26. The note on Sheet instructs the Contractor to insure this, but it is not clear from the electrical plans. For example, according to 110.26 (C) (2), such equipment as the Meter Center, which is rated at 1200A and is greater than 6' wide shall dictate two entrances to the required working space unless the distances specified in Table 110.26(A)(1) are doubled. The way the plan view scales, it does not appear that the required 8' will be met between the Meter Center and the 480V panel and switch, or even if the transformers themselves clear this distance. 10. Specify on the plans that the Contractor shall provide marking on the Fire Pump disconnecting means, in letters 1", min. in height, to read "Fire Pump Disconnecting Means. Reference NEC 695.4 (B) (3). 11. Please provide placards per NEC 230.2 (E), at all three service disconnect switches, denoting the others. Provide actual wording on the plans. 12. Conduit 300 on the SLD, has a #2 GND on both the line side as well as the load side of the 800A disconnect. This GND is redundant on the line side and should be removed. The N-G bond is to take place at this disconnect per NEC250.24 (B), and it should be bonded to the other services and to the Grounding Electrode Conductor. 13. A disconnect is shown in the New Fire Pump Distribution Equipment, but not on the SLD. Please clarify on SLD the location of this new disconnect switch. This previous comment did not refer to the service disconnect switch, but rather the switch in the New Fire Pump Distribution Equipment on the Electrical Room Detail. On the SLD this just shows as a Wireway. |
