Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Structural Plan

1. 2/A-2 - Dimension 6" from grade to sill plate. Callout anchor bolts (size, spacing and embedment depth) and rebar reinforcement at bottom of footer.
2. Provide truss for double truss to ensure it has been designed to hold 2x8 hip rafter.
3. Callout rafter to hip connections.
4. 6/A-2 - "2x4 sole plate" and "2x4 at 16" o/c" ?? Walls are 2x6 frame. Clarify.
5. Roof sheathing - 1/2" or 5/8". Elevations vs. framing note on page A-2.
6. Detail exterior bearing wall to rafter/joist.
7. Framing notes (pg. A-2) should agree with 'Opening Schedule' chart OR Just remove both and callout header sizes on Framing Plan.
8. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space. Chosen location will not provide this. Is there an existing attic access?
9. Attic ventilation. Once the addition is built, is there an existing gable end vent that will be covered by new roof? Show calculation of attic ventilation for entire house and provide enough venting per R806.2.

Plumbing Plan

1. 1% slope for waste line is only allowed on 4" diameter pipe or greater. Otherwise use 2% is minimum.
2. Size all traps and RE-vents.
3. Size supply line from meter to house.
4. Provide total developed length from water meter to most remote fixture.

Electrical Plan

1. Provide arc-fault protection for all outlets in bedrooms per E3802.11.
2. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1
3. Provide convenience outlets per E3801.2.

MODEL ENERGY CODE:
1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/).
2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.
