Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references.

1. The Block Wall System basis for design and calculations, sheets 2 - 5, should reference the 2003 IRC.
2. Foundation and Framing notes, sheets s2.0 & s2.1, should reference the 2003 IRC and seismic category C, 2003 IRC Amendments at:

SITE PLAN:

1. Clarify Key Note #12 appearing at two locations, sheet a1.0.

FOUNDATION PLANS:

1. Show compliance with termite treatment specified by R320.
2. Note that grade away from foundations (6" within 10') shall comply with R401.3.

STRUCTURAL PLANS:

1. Epoxy and field welding connections require special inspections. If used, a special inspection request must be included with the permit application.

SECTIONS - DETAILS - MISC. NOTES:

1. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
2. Provide the detail reference the foundation detail on Building Section N/S Looking West, sheet a4.2.

PLUMBING PLANS:

1. Provide locations of waste lines with clean-outs between the house and septic system.
2. Hose bibs require backflow preventers, UPC 603.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.

ELECTRICAL PLANS:

1. Designate the circuit number of all required light fixtures, receptacles, and switches, E3606.2.
2. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1.
3. All receptacle outlets serving kitchen countertops shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, E3802.6.
4. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
5. Smoke alarms are required outside each separate sleeping area R313.1.2.

OUTDOOR LIGHTING CODE

2. Provide cut sheets of selected light fixtures and lamp wattage before installation.
