This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 1. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references: (2) sheet 7; (1) sheet 8, 8.1 & 9. 2. Provide two sets of complete and identical construction drawings, including sheet 5. 3. Provide underground facility tracer wires per DSD Memo, 10/24/2005. FOUNDATION PLANS: 1. Show the 6" minimum foundation height above finished grade, detail-2/8.1, R404.1.6. FLOOR PLANS: 1. Label all rooms and spaces. 2. Show compliance with R303.1 providing natural light into habitable rooms (8%), west room, and with R303.1 providing natural ventilation (4%), or approved mechanical ventilation, sheet 3. 3. Show that the office complies with R304.2 providing not less than 70 square feet. 4. One exit door shall be side hinged not less than 3' wide, R311.4.2. The landing at the required exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3. STRUCTURAL PLANS: 1. The roof framing plan, sheet 6, shows overhang within 2 feet of a property line. Extend the fire rated wall for full protection, or remove the projection, R302.1. Also, protect the overhand within 3 feet of a property line, or remove the projection, R302.1. 2. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5. 3. Provide sufficient nailing for each blocking member on the framing plans, details 1 & 4/8.1, Table R602.3(1). PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Note and specify all piping materials. 3. Provide the length of gas line (total developed length) from meter to the most remote appliance (water heater) on the system and size the supply pipe for the connected demand, UPC 1217.2. 4. Plumbing vents (VTR) shall be a minimum of 10 feet away from all air intakes (evap cooler), UPC 906.2. 5. Hose bibs require backflow preventers, UPC 603. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. 2. Show exhaust fan CFM rating R303.3 and M1506. 3. Air intake openings (evap cooler) shall be located a minimum of 10' from or 2 feet below any vent (water heater), R303.4. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Provide an electrical riser diagram consistent with the panel notation on the plan, sheet 9, showing an underground feeder (size) from the main panel, or overhead service drop. 3. Provide a ground electrode on the riser diagram for the sub-panel, E3507.3. 4. Designate the wire size for each circuit on the panel schedule. 5. Provide weather proof covers for exterior GFCI outlets. 6. Bathroom GFCI receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. 7. Show the location of all disconnect switches for air handling equipment (evap cooler). 8. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 9. An arc-fault circuit interrupter shall protect bedroom (sleeping area) outlets including receptacles, lights and smoke detectors, E3802.11. INTERNATIONAL ENERGY CONSERVATION CODE: 1. R-30 batt insulation will not provide rated value in a 2" x 8" space; revise sheet 7. 2. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide the energy calculations per the 2003 IECC w/ local amendments may be provided with the less restrictive climate zone 4B, Pima County < 4000 ft, 2100 HDD. http://www.energycodes.gov/rescheck/ web version.
