This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. FOUNDATION PLANS: 1. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. 2. Show the 4" minimum foundation height (detail 1/S1) above finished grade for veneer, R404.1.6. FLOOR PLANS: 1. Label all existing adjacent rooms and spaces. Show all doors and windows. 2. Show compliance with R303.1 providing natural light into adjacent rooms (8%). 3. Show compliance with R303.1 providing natural ventilation for adjacent rooms (4%), or approved mechanical ventilation. 4. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways [window #1] and when less than 60" above tub/shower floors), R308.4. STRUCTURAL PLANS: 1. Specify the outrigger & gable end bracing and connections to the structure. 2. Specify and detail all over-framing. 3. Identify exterior wall sheathing shown on details, sheet A4. 4. Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6. SECTIONS - DETAILS - MISC. NOTES: 1. Change the brick veneer detail showing a mimimum 1" air space between sheathing and veneer R703.7.4.2. 2. Specify veneer anchoring method, backing, vapor barrier and support (ties spaced max 24" o/c horizontally & vertically), R301.2.2.3 & R703.7. 3. Specify steel lintels: 3' to 4' 2-3 ½"x3 ½" x ¼" 4' to 7' 2-4" x 3 ½" x 5/16" 4. Eave ventilation is not required with insulation applied at roof sheathing, details 1/A4 & 1/S2. MODEL ENERGY CODE: 1.
