Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Specify type of front door.
2. Note 5, pg 3 - 1024 sq. inches rather than 900.
3. Windows must be Low 'E'. Specify.

Structural Plan

1. B/4 and C/4 - Specify bond beam reinforcemnet.
2. Detail girder truss to intersecting trusses connection.
3. Specify back porch rafter to wall connection. Specify slope of back porch roof.
4. D/4 - Provide (2) #4 lateral ties within 5" of top of column per R606.10(2).
5. Specify beam size and locate at back porch. 4x8 may be undersized depending on actual distance from wall.
6. Specify or Detail porch beam connections to wall.
7. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.
8. Size attic vents to comply with required venting.
9. Truss D02 requires 7.5" of bearing. 4x8 beam at front porch will not provide this. Clarify.
10. Truss D02 has a width of 12', which conflicts with bearing wall locations. Clarify construction in this location.
11. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Plumbing Plan

1. Fixture unit count should include hose bibs. My count is 33 f.u.
2. Provide total developed length for water supply line. Size per table 6-4, 1994 UPC.
3. Size water lines to master bath.
4. Size all waste lines, traps and vents.
5. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.

Mechanical Plan

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
2. How will heat be provided? Gas or electric? Electric plan shows only a 110v outlet for furnace. Mechanical plan calls out combustion and relief vents. Both of these suggest gas. Clarify and provide gas line schematic and calcs if necessary.

Electrical Plan

1. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC.
2. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5. Both circuits must be present at the countertops.
3. Note that all smoke detectors must be interconnected
4. Check convenience receptacle spacing in Bed rm #2 per E3801.2
5. Circuit 29 may only serve bathroom receptacles per E3603.4
6. Provide receptacle in hallway per E3801.10.
7. 20amp breaker for AC disconnect and dryer are undersized.
8. Provide 220v power for water heater and range with the proper breaker size.
9. Load calcs must include furnace load (if electric).

Outdoor Lighting Code

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of chosen lights.
