1) The adjacent zoning classification to the north of this site is CB-1, per Pima County information. The CB-1 zone translates to a C-1 zoning in the city, which requires a setback equal to the height of the exterior building wall. A two story addition at 21 feet in height is proposed, with only a setback offered of 14 feet. As required under the R-2 zoning of this property, a Design Development Option is required for the proposed reduced setback.
