COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project was reviewed in accordance with requirements of the Development Standards (DS), Land Use Code (LUC), American National Standard Institute (ANSI) and International Building Code (IBC) 2003.

2. The plan submitted for review does not meet the site plan presentation requirements of DS 2-02. Staff will accept this plan as a focused view of the caboose project, providing the following review comments are addressed.

3. Per DS 2-02.2.1.6, please provide the size, height, use (display or museum building) of the caboose. Note, this review was done with the understanding the caboose will not be toured by museum visitors, and will serve as a display. Should the caboose serve as an additional museum area to be toured by visitors, the caboose will be considered an addition that will require parking calculations. Depending upon the responses provided to this review, further review comments may be forthcoming on this issue.

4. Per DS 2-02.2.1.7, please provide the zoning classifications of all adjacent property on the plan, listing the required setbacks per the LUC for a museum use. Please list the setback required and provided from Miller Avenue as well.

5. Per DS 2-02.2.1.12, pedestrian and handicapped access must be provided to the caboose display, regardless of whether the caboose will be occupied by visitors. Per 2-08.4.0, sidewalks must connect all areas of the development and must also connect to the pedestrian circulation path located in any adjacent street. In addition, per 3-05.2.2.B, a 5 foot wide pedestrian refuge area is required between PAALs (parking area access lane) and buildings. Please modify the plan to ensure the above standards are met.

6. Per DS 2-02.2.1.12 and ANSI Chapters 4 & 5, handicapped circulation should be provided to the proposed caboose display. Please include handicapped ramps and crosswalks in the modification of the pedestrian access to the caboose display. Note, the maximum slope of handicapped accessible ramps are 1:12. Please provide a typical detail drawing of the handicapped ramps to be provided on the site. Note, to ensure the access areas are installed safely, sidewalks and pedestrian/handicapped access areas may not be located between any motor vehicle parking space and the PAAL providing access to that space, DS 2-08.4.1.F.

7. Per DS 2-02.2.1.13 and 25, please clarify if there will be any signage and free-standing lighting proposed with this project, and any applicable dimensions and heights.

8. Per DS 2-02.2.1.19, please dimension Miller Avenue from centerline to maximum right of way width.

9. Per DS 2-02.2.1.20, please identify any easements on the site that may affect this project. Be sure to include their type, dimensions and any recordation information.

10. Per DS 2-02.2.2.A.1 and A.3, please provide the Net and Gross Lot Areas and Floor Area Ratio once the caboose would be installed on site.

11. Per DS 2-02.2.2.A.6, please provide the percentage of building expansion on the site with the proposed caboose (treated as a structure).

12. Please note, further comments on this project may be forthcoming, depending upon the responses provided on the resubmittal.
