This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Site Plan 1. Water line and sewer line in separate location on site plan and on plumbing plans. Both plans should be in agreement. Foundation Plan 1. 1/2 - (3) #4 rebars are shown while (2) are called out. Clarify. 2. 6/2 - Post footing must extend 12" below grade and sill plate must be 6" from grade. Provide these dimensions. Floor Plan 1. Shearwall along back wall under porch does not meet code. Wall must be 25' on center with a minimum width of 2'-8" w/ tiedowns. 2. Windows 2, 5, 6 and & must be tempered per R308.4. 3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered. Structural Plan 1. Details 4/6 and 5/6 are called out at back porch over B-8. These details do not represent conditions or joist specifications. Clarify and provide rafter to board connection with parapet. Include framed column to beam connection. Callout framing of column. 2. 8/6 - Specify porch ledger connection. 3. 5/6 - Nailer or end truss is absent. How will roof diapraghm be completed? 4. Detail roof trusses to B9 over dining room entrance. 5. Indicate and note post sized, double or triple studs, and coordinate with foundation plan. 6. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify. 7. 7/6 is called out at a point between great room and kitchen. Clarify. How will roof diaphragm be completed without a wall to transfer shear? Will a beam be necessary to build a parapet wall on? Or double trusses? Clarify and specify. 8. Roof plan shows parapet between kitchen and laundry. Should detail 7/6 apply here? See previous comment. 9. Locate truss H2. 10. Provide detail or cross-section of mechanical room roof construction. 11. 4/6 does not clearly describe tower entry roof framing. Provide cross section to clarify truss interface at this location. Mechanical Plan 1. Mechanical notes have been cut off. 2. Size all mechanical units (furnaces and ac units) Plumbing Plan 1. Note " Soil, Waste and Vent…chpts 30 and 31" is incorrect. Revise. 2. Size all waste and vents on plumbing plan. 4. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. 5. Water line: Provide the maximum developed length. Include size of supply line from meter to house. Table 6.3 and 6.4, 1994 UPC. Also total developed length of 68' does not seem correct. The site plan shows that it is 62' from meter to house. Clarify. 6. Provide BTU demand for Water heaters. 7. Size water lines to laundry room. 8. Size water lines to each water heater. It is unclear now as to what size the incoming water line is to one of the water heaters. Electrical Plan 1. Panel schedule descriptions do not match cross-referenced circuits (see ckts 26, 29…). 2. Will circuit 29 be sufficient to power Jacuzzi motor with other loads? Justify. 3. Kitchen receptacle spacing per E3801.4. 4. Load calcs - Total amps is incorrect. Should be 145 amps. MODEL ENERGY CODE: 1. MEC calcs are incomplete. Method shown is not per 2003 IRC Chp 11 as noted. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/). Include u-values for windows. 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
