This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Provide legible drawings with suitable contrast on all notation. Darken the notation on details #2/2, 5/3, 7/3 and section B/4. SITE PLAN: 1. Provide the location of utility meters and size of the water pipe diameter. FOUNDATION PLANS: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided. 2. All foundation hold-downs and anchor-bolt spacing for brace wall panels shall be specified and located, R403.1.6. 3. Show compliance with termite treatment specified by R320. FLOOR PLANS: 1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. 2. Show a minimum 22"X30" access to attic space, R807. Designate the location on the drawings. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. 2. Show or note typical non-bearing conditions (floor and rafter/joist connections & gaps). 3. Specify outrigger & gable end bracing and connections to the structure, detail #4/3. 4. Clarify the over-framing detail. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed area, R807. If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. SECTIONS - DETAILS - MISC. NOTES: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. 2. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cord and rafter venting is used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Provide the total fixture unit demand for the entire property per 1994 UPC Table 6-3. 2. Provide the maximum developed length of water line and diameter using 1994 UPC Table 6-4 assuming 46 to 60 psi. 3. Show the point of connection to the existing waste line, and provide a two-way clean out if needed, UPC 707.4 State amendment. 4. Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1. 5. Clarify the tub waste line size, not shown consistently. 6. The washer requires a vent, UPC 910.3. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Note the location of the panel. 2. Clarify the panel schedule noting the wire size for the new a/c and bathroom receptacles. 3. Designate the location and circuit of all required light fixtures, receptacles, and switches (master bedroom & bath lights, utility receptacles, and smoke detectors), E3606.2. 4. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, E3603.3 and 3801.8. 5. Indicate the location of all disconnect switches for air handling equipment (roof & ground mounted units). 6. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1. 7. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. MODEL ENERGY CODE: 1. Provide energy calculations per the 2000 IECC w/ local amendments (climate zone 4B, 2100 HDD) complying with 2003 IRC chapter 11 to support selected "R" values of insulation and "U" values of the windows and doors. http://www.energycodes.gov/rescheck/ 2. Show the "U" values of all windows and doors in compliance with the energy calculations provided.
