This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Show compliance for winders on stairs in units 1 and 2 per R311.5.3.2. 2. Provide tempered glass per R308.4 - Window D in shower (all units), Window F adjacent doors in living room and adjacent front door (unit 3). 3. Units 1 &2 - Provide egress from mater bedroom - minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1. 4. Unit 3 - Window D (3040 SH) will not provide 24" in height minimum due to window frame size. Resize to meet R310. 5. Appliances located in a garage or carport shall be protected from impact by automobiles. Protection shall be provided by either a floor elevation change with a curb 4 inches high and 3 feet deep, located out of the travel path, or a minimum 3 inch steel pipe bollard installed a minimum of 18 inches below and a minimum of 44 inches above the finished floor in front of the equipment. IRC Section M1307.3.1. 6. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered. 7. Callout all handrails and guardrails for stair, decks and lofts. Handrails are to be 1 1/4 inches and 2 inches in diameter and between 34 inches and 38 inches above the nosing of the tread. IRC Section R311.5.6. The minimum height of guards shall be not less than 34 inches. Openings in guards shall have intermediate rails or ornamental closures that do not allow passage of a sphere 4 inches in diameter. IRC Section R312.2. Structural Plan 1. Callout holdown 2 on plans at shearwall 12. 2. Shearwall 1B - Calcs require HD1 yet holdown is absent on plan. 3. Identify shearwall behind kitchen sink (unit 3) in calcs. 4. Show compliance with R317.2 for townhouse parapet. Elevations show what looks like a sloping parapet. Note exceptions. 5. Calculations note WFI at center wall between unit 1and 2. Specifications in calcs and on plans do not agree for this footing. Clarify. 6. Specify TJI type on plans. 7. FB9 - Calcs call for 5-1/8"x21" GLB while plans show a 5-1/8"x12 GLB. Clarify. 8. Specify header over front entry (unit 3) (spans entry and cantilevers out to FB4a. Also FB4a does not include this point load (although FB4a is adequate with this load). 9. FB10 - Plans do not match calcs in respect to distances between supports and cantilever distance. Clarify. 10. RB5 - 5-1/8"x18 GLB in calcs. 5-1/8"x16-1/2" GLB on plans. Clarify. 11. RB4 - Dimensions of beam in calcs do not match plans. Clarify. 12. Specify hip rafter to wall connection. 13. Provide details showing stair construction, connection details and stringer sizes. 14. Detail, note and size all roof drains, overflow drains and scuppers 15. Provide attic ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: "Where eave or cornice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent" (non-vented roof design may be used with a registrant's seal or meeting the TEP guidelines as agreed to by the Greater Tucson Jurisdictions). IRC Section R806. Mechanical Plan 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Detail how you will comply for water heater and furnace. Plumbing Plan 1. Note and specify all piping materials. 2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 3. Provide an isometric drawing of waste lines. Show the size of waste lines, vents and required clean-outs. 4. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 5. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 6. Size vent for clotheswasher. 7. Provide vent or AAV and cleanout at kitchen sink. Electrical Plan 1. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC. 2. #10 feed is undersized for both 70amp and 1000amp subpanels. Resize. 3. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6. 4. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 5. Submit electrical riser diagram. Note the grounding and bonding method. Metallic gas lines must be bonded and shall not be used as grounding method. 6. Clarify the location and access to the sub-panel. 7. Provide arc-fault protection for all outlets in bedrooms per E3802.11. 8. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. MODEL ENERGY CODE: 1. Call out on the plan the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.
