The following comments are based on Development Standard 2-02 specifications for commercial site plans. 1. When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. The following comments are based on full code compliance review of the expansion area only. 2. Label and dimension all existing buildings and structures, size, location, height, and use. The most recent approved site plan attached for reference shows an adjacent building which is not shown on the proposed site plan. (D.S. 2-02.2.1.A.6) 3. Provide the vehicle parking calculation. The number of vehicle parking spaces required and provided. Vehicle parking is calculated at one (1) space per 175 square feet of gross floor area. (D.S. 2-02.2.1.A.8) (LUC 3.3.4) 4. Indicate the location of the existing bicycle parking spaces and add a note, which states the number and class type provided. (D.S. 2-02.2.1.A.9) 5. Label and dimension the existing loading zone. 6. List the existing use as follows: Existing use is Medical Service Outpatient. (D.S. 2-02.2.1.A.31) 7. Note the zoning classification (OCR-2) of the subject property and the adjacent properties on the site plan. (D.S. 2-02.2.1.A.28) 8. Provide the floor area ratio (FAR) calculation. (D.S. 2-02.2.2.A.3) 9. Note the gross lot area. (D.S. 2-02.2.2.A.1) 10. Assure that all requested changes be made to the site and landscape plans. (D.S. 2-07.2.1.A) 11. The handicap parking spaces shown on the proposed site plan do not match what is shown on the most recent approved site plan. The proposed site plan does not show the required access aisle. If disabled parking has changed location/s without city consent, a fully dimensioned detail of the accessible parking spaces, access aisle, ramp, and sign shall be provided on the plan. Provide flow arrows to illustrate how water will be directed away from the new structure and off the site. 2. Show roof drainage and ensure that drainage flows away from new structure. 3.If applicable, provide scuppers for all concentrated flow across sidewalk areas. Convey concentrated flows under pedestrian circulation paths.
