RESUBMITTAL REQUIRED: Site Plan.

The Site Plan cannot be approved as submitted. Many of the following comments were not addressed in the prior submittal; please address the following review comments prior to the next submittal. Please provide a site plan that follows the criteria in the City of Tucson Development Standards Section 2-02.2.0.

A meeting may be warranted to coordinate and clarify any questions that may arise from these review comments. Please feel free to contact me at 791-5550 x1191 Jose.Ortiz@tucsonaz.gov to discuss these review comments and/or to setup a meeting regarding the comments.

The following are the comments from the first review.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Some of the following comments call out for information that may be placed somewhere else in the plan set, but this information needs to be placed on the site plan as well.
3. Please provide North arrow and scale per D.S. 2-02.2.1.
4. Please provide property description and address of the site per D.S. 2-02.2.1.3.
5. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
6. If applicable, provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
7. If applicable, please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
8. Please provide additional drainage patterns and finished grades per D.S. 2-02.2.1.16 to illustrate how roof drainage on the east portion of the project will flow to the basins to prevent nuisance ponding.
9. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
10. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
11. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
12. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. In addition provide dimensions to the proposed project.
13. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
14. List the owner/developer on the plans with the pertinent information.
15. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
16. Grading Plan. A grading plan may be required if the earthwork exceeds 50 Cubic Yards. Generally, the grading plans may be submitted for review upon approval of the tentative plat. Should the applicant wish, the grading plan can be submitted after the second resubmittal of the site plan; however, the grading plan cannot be approved unless it is in conformance with an approved site plan. D.S. 2-03.5.2
17. Please provide an approved Drainage Report/Drainage Statement as reference to assist in the review of the Detention Basins.

19. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.

2. Per David Rivera, Principal Planner, to avoid a variance for the detached accessory structure (columbarium) located in the front street yard, structurally attach the columbarium to the roof the existing porch located near the south end of the columbarium. Assure that all structural drawings and landscape plan reflect these changes.
