Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLANS:

1. Provide a foundation for the load-bearing walls between the stairway and kitchen.

FLOOR PLANS:

1. The landing at the front exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3.
2. Show the larger-window size for bedroom #2 on A1.1.

STRUCTURAL PLANS:

1. Provide complete roof and floor framing plans with a detail of the second floor bearing wall connection to the floor system.
2. Verify the loads applied to the second floor system (including the second floor bearing wall). Show the manufacturer and series of the TJI floor joists.
3. Correct detail 1/A2 showing one-hour fire-resistance rating extending to the underside of the roof sheathing, R317.1.
4. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation.

SECTIONS - DETAILS - MISC. NOTES:

1. Correct the inconsistent references for wall insulation (note #7.B.2.B/SP1 is shown differently at detail 3/A1 and detail 2/A2).
2. Remove the "stucco foam board" notation from detail 1/A2.
3. Provide stairway connection details and stringer sizes.

PLUMBING PLANS:

1. Provide the maximum developed length of water line and diameter using 1994 UPC Table 6-4, 1" may be required between the meter and
2. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
2. Show dryer vent size and location M1501.

ELECTRICAL PLANS:

1. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references (Note #1).
2. Correct the panel circuit number for the refrigerator and garbage disposal, and show on the electrical plan.
3. Designate the switch and circuit of EF-1 shown on M-1 over the dryer, E3606.2.
4. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, E3603.4.
5. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, E3603.3 and 3801.8.
6. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, E3603.2 and E3801.3 through E3801.4.5.
7. Lights installed over shower or bathtub must be approved for use in wet area, E3903.8.
8. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
9. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
10. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, R3802.11.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of selected light fixtures.

MODEL ENERGY CODE:

1. Provide energy calculations per the 2000 IECC w/ local amendments (climate zone 4B, 2100 HDD) complying with 2003 IRC chapter 11.
2. Verify the "R" values of insulation, and show the "U" values of the windows and doors in compliance with the energy calculations provided.
