The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. The sight visibility triangles (SVT) are difficult to see. Darken the line weight and/or revise the site plan to clearly show the location of the SVT. DS 2-02.2.1.A.10.

2. Add future SVTs to the site plan. DS 2-02.2.1.A.10.

3. Pedestrian SVTs are only required when a street has a median. Does Pima have a median in this location? If a median is located on Pima street, depict location of the median on Pima Street. If there is not a median remove keynote 26 and any notation on the site plan regarding pedestrian SVTs. DS 2-02.2.1.A.10.

4. Show proposed finish floor elevations and finish grades. DS 2-02.2.1.A.16.

5. Show cross sections A, B, C and D.

6. Pima Street is a collector street per the Major Streets & Routes Plan. The 45' Dimension should be labeled, "45' Future ROW." Revise accordingly. DS 2-02.2.1.A.19.

7. It is not clear if there is existing curb and sidewalk. Revise the plan to show dimensions from street centerline to the existing curb and sidewalk. Label accordingly. DS 2-02.2.1.A.21.

8. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

9. The collection vehicle can not get to trash enclosure from the current angle. Each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty (40) feet.. Be aware refuse vehicles require 36' inside radius and 50' outside radius. Demonstrate maneuverability for the collection vehicle. Revise plan accordingly DS 6-01.4.1.C.

10. Show the location of the off site to on site flow that is depicting in the hydrology report.

11. Page 4 of the hydrology report shows the off site to on site flow entering the required interior landscape borders. How will the flow enter the landscape borders? Dimenstrate on the site the location and how the flow will enter the landscape borders.

12. Indicate water harvesting within the landscape borders. Show the depth of the water harvesting areas either by general note or through a cross section.
08/29/2005 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. A 10' interior landscape border is required along site boundaries of the adjacent residential property to the west per LUC Table 3.7.2-I One canopy tree must be provided for every thirty-three (33) linear feet of the interior landscape borders. If this can not be achieved than an equivalent number of trees must be planted elsewhere on the site between the building(s) and the property lines, trees must be evenly distributed over the site. Additional trees are required.


2. Vehicular and pedestrian safety factors must be incorporated into all landscape designs.
Safety factors include plant materials that at maturity do not present hazards to passersby or obstruct visibility f pedestrians or vehicles and other factors as listed in Development Standard No. 2-06.0. Relocate Hesperaloe funifera adjacent vehicle use area or choose appropriate plant material.

3. Parking spaces that abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten 10' to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists per DS 3-05.2.1.B.3. Parking space adjacent to refuse storage wall must be 10' revise as necessary.

4. Revise note pertaining to decomposed granite to indicate: All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7.

5. Submit NPPO plan or application for exception per DS 2-15.0.

09/17/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per LUC Sec. 3.2.5.3, in a residential zone, detached accessory structures (i.e. carport) are not allowed in the buildable area extending the full width of the lot between the principal structure and the front street lot line. A variance would be required to allow as shown on the plan. For information regarding the variance process please contact Russlyn Wells at 791-5550 ext. 1134. (D.S. 2-02.2.1.A.6)

2. Per 2003 IBC Sec. 1107.6.4.2, Table 1106.1 and Sec. 1106.5, one (1) van accessible parking space is required for this project. Please add a dimensioned detail of the parking space, access aisle, ramp, and parking sign. Refer to ICC/ANSI A117.1-2003 for design specifications. (D.S. 2-02.2.1.A.8)

3. Provide a fully dimensioned layout of the proposed Class II bicycle parking facility. Refer to D.S. 2-09 for design specifications. (D.S. 2-02.2.1.A.9)

4. Dimension the setback from the carport overhang to the edge of PAAL. Per D.S. 3-05.2.2.B.2 a minimum one (1) foot separation is required between the carport and the PAAL. (D.S. 2-02.2.1.A.11)

5. Provide a detail of existing and or proposed free standing signage, billboard, and outdoor lighting on the site plan. Keynote 24 indicates new signage. (D.S. 2-02.2.2.1.A.13)

6. Per D.S. 3-05.2.3.C.2, wheelstop curbing shall be located two and one-half (2 ½) feet from the front of the parking space. Plan is currently showing a two (2) foot separation.

7. If a Board of Adjustment variance and DSMR will be applied for, list as separate general notes, the case number, date of approval, variances granted / modification granted, and any conditions imposed.
