This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Jim Singleton. IBC Sec. 106.1.1. ARCHITECTURAL COMMENTS: Sheet A1 The drinking fountains at the comfort stations shall be of the type that provides access for the physically disabled, usually a dual level type. Reference IBC Section 1109.5, 2003 ICC/ANSI 117.1, Section 602 and ADDAG Section 4.15. All protruding objects and freestanding objects shall provide “cane” detectable warning as required by ADDAG Section 4.4. On the interior wall section/elevations of the toilet rooms, provide the dimensions for mounting the 18” vertical grab bars. The centerline shall be at a minimum of 39” to a maximum of 41” from the rear wall and the bottom edge shall be a minimum of 39” to a maximum of 41” above the floor. Reference 2003 ICC/ANSI 117.1, Section 604.5.1. STRUCTURAL COMMENTS: The structural calculations and plans for the comfort stations buildings have been reviewed and accepted. PLUMBING COMMENTS: Sheet AP1 The Under Floor Plumbing Plan does not show the 2 lavatories or the 2 drinking fountains. Please revise to correct this discrepancy. Reference 2003 UPC Section 103.2.3. Please correct the Sewer and Vent Riser diagram to agree with the plan and fixture layout. Reference UPC Section 103.2.3. Clarify that the water heaters shall be equipped with heat traps on both the hot and cold water pipes. Reference IECC Section 804.4. Show how the hot water outlet temperature at the lavatories shall be limited to 110 degrees. Reference IECC Section 804.3. Provide insulated drainpipe and hot water pipe at the lavatories or other means to prevent accidental contact by the handicapped. Reference ICC/ANSI 117.1 Section 606.6. MECHANICAL COMMENTS: Not part of this review. ELECTRICAL COMMENTS: The electrical plans have been reviewed and accepted, subject to showing the circuit breaker size for the lights on Panel A, Circuits 2, 4 & 6. Reference IBC Section 106.1.1. ENERGY CODE COMMENTS: The plans have been reviewed for compliance with the 2003 IECC and accepted, subject to correcting the architectural and plumbing comments above. These guidelines are available for download at ada.gov 1. Identify the accessible route on the plans. §4.3 2. All walks identified as part of the accessible route shall not have a running slope greater than 5% or it will be considered a ramp. Provide a passing space at intervals not to exceed 200' and free of protruding objects. §§§4.3.4, 4.3.7, 4.4 3. Walking surfaces to comply with section §4.5 4. Insure that tree limbs located in the accessible path allow 80" minimum headroom. §4.6.4 5. Provide access aisle at the parallel HC parking space. §4.6.3 9.Detail #2 on sheet D-3. Handrail diameter is called out as 1 5/8". Diameter shall be 1 1/4" to 1 1/2" and required on both sides of the steps. The maximum raius on the nosing is 1/2". Handrail to extend 12" minimum beyond the top riser and at least 12" plus the width of of one tread beyond the bottom riser. At the top the extension shall be parrallel with the floor or ground surface. At the bottom the handrail shall continue to slope for a distance of the width of one tread from the bottom riser; the remainder of the extension shall be horizontal. The extension shall not create a protruding object. 10. Detail #8 	 on sheet D-5. Change 4'-0' bottom of sign dimension to 7'-0". §4.6.4 11. Detail #13 on sheet D-5.
