Add the legal description of the property. (D.S. 2-02.2.1.A.2) 2. Per LUC Sec. 3.2.6.4 Perimeter yard Indicator "DD", the minimum building setback shall be based on one and one-half times the building height. Proposed height of 19 feet 7 seven inches requires a minimum setback of 29 feet 4 inches. (D.S. 2-02.2.1.A.7) 3. This project requires 18 vehicle parking spaces. (LUC Sec. 3.3.4 General Manufacturing) 4. It appears that only one (1) vehicle parking space provided achieves on-site maneuverability required by LUC Sec. 3.3.7.5. All other vehicle parking spaces may not use the street for maneuvering. (D.S. 2-02.2.1.A.8) 5. One (1) van accessible handicap parking space is required per 2003 International Building Code Section 1106.1. A fully dimensioned handicap parking space, access aisle, and accessible ramp shall be provided. Refer to American National Standard ICC/ANSI A117.1-2003 book for specifications. (D.S. 2-02.2.1.A.8) 6. Per LUC Sec. 3.3.4 General Manufacturing, two (2) Class II bicycle parking spaces are required for this site. Provide a fully dimensioned detail of the bicycle parking spaces provided. Refer to D.S. 2-09 for design criteria. (D.S. 2-02.2.1.A.9) 7. Label and dimension sight visibility triangles. (D.S. 2-02.2.1.A.11) 8. Indicate graphically or by note the direction of the one-way travel lane. The PAAL may have to be striped or a sign erected to prevent vehicles from going the wrong way. (D.S. 2-02.2.1.A.11) 9. Per D.S. 2-08.4.1.A, at least one (1) accessible sidewalk will be provided to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. (D.S. 2-02.2.1.A.12) 10. The proposed loading zone may not be located in the travel lane. Relocate the required loading zone to an area not allocated for another purpose. (LUC 3.4.3.2) (D.S. 2-02.2.1.A.14) 11. Per LUC Sec. 3.4.5.1, one (1) 12' x 55' loading zone is required for this project. The plan proposed a 12' x 35' loading zone. (D.S. 2-02.2.2.A.5) 12. Provide the floor area ratio (FAR) calculation. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point. 2. Show, label and dimension the required sight visibility triangles for the ingress/egress to 44th Street. DS 2-02.2.1.A.10. 3. Indicate the points of egress and ingress including locations and width of driveways and parking area access lanes (PAALs). DS 2-02.2.1.A.11. 4. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Provide a sidewalk and pedestrian refuge between the proposed building and the PAAL. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B. 5. A sidewalk will be provided adjacent to any parking space accessed by a PAAL. DS 2-08.4.1.C. (See above comment) 6. Clearly indicate on the site plan pedestrian circulation. It is difficult to determine if the site plan is showing the five (5) feet for a pedestrian refuge between the proposed structure and the PAAL. It is acknowledged that keynote (legend) number 2 indicates a concrete walk. However it is not clear if the concrete walk is continuos or just located in the specified area. Revise accordingly. DS 2-02.2.1.A.12. 7. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E 8. At least one (1) sidewalk will be provided to a project from each street on which the project has frontage. The sidewalk should be located to minimize any conflict with vehicular access to the project. Revise the plan to show sidewalks to 44th Street. DS 2-08.04. 9. Show drainage patterns, proposed finish floor elevation(s), and finish grades. DS 2-02.2.1.A.16. 10. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17. 11. Remove the address number where the label for 44th Street is indicated. Give the recordation information (Book and Page) for 44th Street. DS 2-02.2.1.A.18. 12. All easements of record must be graphically shown on the plan together with recording docket and page reference. Keynote number 6 indicates an overhead electrical easement. Show the docket and page reference for this easement on the site plan. DS 2-02.2.1.A.20. 13. Dimensions from street centerline to existing curbs, sidewalks and driveways. DS 2-02.2.1.A.21. 14. Is their sidewalk along 44th Street (within the ROW)? Sidewalks are required as part of new development of all properties. All new development shall provide 5 foot wide sidewalk along the entire length of the street frontage. The space between the curb and sidewalk within the ROW is a minimum width of two feet. The space is reserved for traffic signs, fire hydrants, etc. Revise the site plan to show this space. If existing sidewalk is already located with the ROW indicate accordingly. Otherwise indicate a proposed 5' sidewalk within the ROW. DS 3-01.2.7.B., DS 3-01.3.3.A. 15. Show existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number. DS 2-02.2.1.A.23. 16. Demonstrate maneuverability for the collection vehicle. Be aware refuse vehicles require 36' inside radius and 50' outside radius. The collection vehicle can not back up into the pedestrian walkway or the street. New projects will provide centralized on-site refuse storage, collection and pickup areas. Revise accordingly.
