The provided floor plan indicates the assembly area is 2670.9 square feet in floor area. Per LUC Sec. 3.3.4 for a religious use. If parked by the sq. ft. of all combined assembly areas where religious services are held the number of parking spaces required is fifty-three (53). This plan indicates 1806 sq. ft. of assembly area with a number of 36.12 parking spaces provided. A Board of Adjustment Variance request can be submitted for reducing the number of required parking spaces. FYI: If the assembly area has fixed seating the parking calculation of 1 parking space per 5 fixed seats can be used. Based on 36 parking spaces a total of 180 fixed seats in the assembly area would be the maximum seating allowed. If this option is to be used provide a floor plan clearly indicating the location and number of fixed seats in the assembly area. A revision to the parking calculations will be required to be completed on the site plan. A Covenant Regarding Development and Use of Real Property will be required to be completed and recorded. Provide recordation information (docket and page) on the site plan. 2. Based on responses to comments and changes to the plans further comments may be forth coming.
