RESUBMITTAL REQUIRED: SITE PLAN


1. This comment was not addressed/corrected. After reviewing a ROW plan it appears the ROW is not built out to the future ROW, i.e. future curb and sidewalks. Consequently the label for the future ROW 75' dimension should only be labeled, "future ROW." Verify with the Department of Transportation that the existing ROW is not built out to the future ROW. If the existing ROW is not built out to future, revise the label on the plan to remove the word "existing". In the response letter clarify your findings. A response letter was not submitted

2. Per a new Development Services policy, sidewalks are required on all new development. Provide a new 6' sidewalk on the site plan. It is acknowledged that a call out for future sidewalk is on the plan view. However it is not clear if the sidewalk is going to be built. Clearly indicate on the plan view new/proposed 6' sidewalk along 22nd Street.

3. This comment was not addressed/corrected. Revise the near side site visibility triangle length to the required length of 345'. DS 3-01.5.0.

4. This comment was not addressed/corrected. The refuse enclosure detail (5/A1) must show an inside clear dimension of ten (10) feet by ten (10) feet between the Steel pipes/bollards. Revise the detail as necessary. D.S. 6-01.4.2.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1.The provided last approved site plan indicates the public use area as 3855 sq. ft. If this is correct a total of 77 parking spaces are required. If the assembly area of the building is 1806 sq. ft. as indicated on the site plan provide a dimensioned floor plan clearly indicating such.

It appears that a tax parcel lot combination has been completed. Provide a copy of the lot combination documentation.

A Covenant Regarding Development and Use of Real Property will be required to be completed and recorded. Provide recordation information (docket and page) on the site plan. This form is available on line at the DSD web site.

2.DS 2-02.2.1.9 For off street bicycle parking provide the full dimensioned layout including the required access aisle, detail of specific type of rack and number of bicycles it supports. Bicycle parking calculations indicate 4 class 2 required, detail and site plan indicate only 2 being provided. Clarify.

Clarify the location of the directional signage on page A1 for the bicycle parking spaces. It appears to be located in the middle of the sidewalk?

3.Clearly indicate the minimum distance from grade to the bottom of the handicap parking sign as 7'-0" as per City of Tucson standards.

4.Based on responses to comments and changes to the plans further comments may be forth coming.
