Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. After reviewing a ROW plan it appears the ROW is not built out to the future ROW, i.e. future curb and sidewalks. Consequently the label for the future ROW 75' dimension should only be labeled, "future ROW." Verify with the Department of Transportation that the existing ROW is not built out to the future ROW. If the existing ROW is not built out to future, revise the label on the plan to remove the word "existing". In the response letter clarify your findings. 2. Per a new Development Services policy, sidewalks are required on all new development. Provide a new 6' sidewalk on the site plan. 3. Revise the near side site visibility triangle length to the required length of 345'. DS 3-01.5.0. 4. The refuse enclosure detail (5/A1) must show an inside clear dimension of ten (10) feet by ten (10) feet between the Steel pipes/bollards. Revise the detail as necessary. D.S. 6-01.4.2. 5. The following comment has not been addressed. Provide the last stamped and approved site plan as well as a dimensioned floor plan of the existing structure. These documents are required in order to complete the review. If vehicular access is going to be provided from the adjacent lot to the west, provide the last stamped and approved site plan for the entire site to the west. A cross vehicular access agreement will be required to be completed with the adjacent property owner. Provide recorded documentation of the access agreement (docket and page) on the plan as well as a copy of the agreement for review. If the easement is not obtained, provide a barrier (curb, posts, wall, etc.) at the location presently indicated as access from the west property. (This area could then be used for additional parking spaces) It appears that a tax parcel lot combination has been completed. Provide a copy of the lot combination documentation. A Covenant Regarding Development and Use of Real Property will be required to be completed and recorded. Provide recordation information (docket and page) on the site plan. This form is available on line at the DSD web site. 2. DS 2-02.2.1.9 For off street bicycle parking provide the full dimensioned layout including the required access aisle, detail of specific type of rack and number of bicycles it supports. Clarify the location of the directional signage on page A1 for the bicycle parking spaces. It appears to be located in the middle of the sidewalk? 4. DS 2-02.2.1.12 The four handicap access ramps located near all four corners of the new structure will interfere with the required pedestrian circulation path if installed as per detail 4-A1. Handicap ramps with a level landing and then ramps extending towards each direction of the sidewalks will work in providing the correct pedestrian circulation path. Truncated domes will be required where the landing and the paving meet (minimum 24" in width). Provide a detail of the additional style of handicap ramps and revise ramps on the site plan. Remove detail 4-A2 indicating the handicap ramp or provide truncated domes on the detail. In details 1-A1 and 3-A1 for the handicap parking spaces the maximum slope indicated as 1:12. Per ANSI Standards Sec. 502.5 the maximum slope for the parking spaces and the access aisles is 1:48. Revise details. Provide a detail of the required handicap parking signage. I have attached a copy of the required verbiage to the site plan. Note: the minimum distance from grade to the bottom of the sign is 7'-0" as per City of Tucson standards. The above mentioned sign is required for each handicap parking space. Revise detail 3-A1. 5. There is a large heavy line arc on the site plan which appears to be a drafting error. Clarify. 6.
