RESUBMITTAL REQUIRED: SITE PLAN


1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

2. It is acknowledged the response to the comment, "Include on the site plan estimated cut and fill quantities" is that there are no cut and fill quantities for this project. However, if cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

3. This project is subject to intersection widening per the MS & R Map. Refer to the diagram located on the lower left hand corner of the MS & R Map found on the following web page, http://www.ci.tucson.az.us/planning/maps/city/msr.pdf. Show the future ROW dimensions, future curb location and future sidewalk location. Label dimensions on the site plan accordingly.

4. Due to the above comment the future sight visibility triangles will change location. Revise the location of the future sight visibility triangle.

5. Indicate on the refuse enclosure detail (5/A1) as per D.S. 6-01.4.2. Steel pipes/bollards are required between the container and the enclosure's rear and side walls to prevent the container from damaging the enclosure while being serviced. Add Steel pipes/bollards between the side walls and enclosure.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The following comment has not been addressed.

Provide the last stamped and approved site plan as well as a dimensioned floor plan of the existing structure. These documents are required in order to complete the review.

If vehicular access is going to be provided from the adjacent lot to the west, provide the last stamped and approved site plan for the entire site to the west. A cross vehicular access agreement will be required to be completed with the adjacent property owner. Provide recorded documentation of the access agreement (docket and page) on the plan as well as a copy of the agreement for review.

After discussion with staff, instead of the lot reconfiguration for the north 15.17 feet of the lot as indicated, a lot combination of the two parcels entirely could be completed but only develop the 15.17 feet as indicated on the plan. This would accomplish eliminating a land locked parcel. The City would not consider this as a greater than 25% expansion, if a barrier is placed along the 15.17 foot area of expansion and a note is added to the plan indicating that the remainder of the property to the north, if ever developed, will then require full code compliance for the entire site. If this option is to be used provide documentation of the lot combination with the next submittal. Lot combination forms can be obtained at the Zoning front counter at DSD.

2. DS 2-02.2.1.2 Provide the legal description of the property. If the above option is used the legal description will need to be revised.

3. DS 2-02.2.1.5 Provide dimensions and bearings for all lot lines. If the above option is used the dimensions will need to be revised.

4. DS 2-02.2.1.8 The minimum width of PAAL behind a 90 degree parking space is 24 '. Parking space #33 does not meet this requirement. The backup spur located near parking space #33 does not meet the minimum requirements of DS 3-05 Figure 2. Required 3' radius and a width of 24'.

5. DS 2-02.2.1.9 For off street bicycle parking provide the full dimensioned layout, paving, detail of specific type of rack and number of bicycles it supports, and as it appears the bicycle parking spaces are not visible from the adjacent street provide directional signage.

6. DS 2-02.2.1.12 A See ANSI A117.1-2003 Sec.705
Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

7. DS 2-02.2.1.31 provide documentation for the following:

LUC Sec. 2.5.4.2.C.4 Educational use: Elementary and Secondary Schools "31", subject to: 3.5.3.7

The above subject to section requires:
A. Licensing. If licensing, certification, or similar type of approval is required by the State of Arizona for the use, proof of such licensure, certification, or approval shall be provided. Such information shall include the number of students for which the school is approved. (Ord. No. 9392, ยง1, 5/22/00)
Zoning compliance shall not be granted for an Educational Use which has approval from the authorizing agency for more students than can be accommodated on the site in accordance with zoning requirements.

8. DS 2-02.2.2 Calculations:

The calculation for lot area may change based on response to comment #1.

Provide the FAR (Floor Area Ratio) for the project. May change based on response to comment #1

9. Based on responses to comments and changes to the plans further comments may be forth coming.
