Provide the last stamped and approved site plan as well as a dimensioned floor plan of the existing structure. These documents are required in order to complete the review. 2. As per Pima County Assessors records the site plan of the lot provided and the lot to the north of this property appears to have been reconfigured along the west side of the properties and the lot line between the two lots. One of the questions is where did the additional 15' come from indicated at the west property line. Provide documentation and stamped and approved plans indicating that the City of Tucson has approved the reconfigurations. Per the data project information provided it is unclear if portions of the vacant properties are being added to the site. If this is correct the addition of property or parking spaces (paving) may cause the expansion to be greater than 25%, thus requiring full code compliance for the entire site. If you feel it would be necessary for clarification concerning these comments please feel free to call me for an appointment to discuss these issues. 3. DS 2-02.2.1.2 Provide the legal description of the property. 4. DS 2-02.2.1.5 Provide dimensions and bearings for all lot lines. 5. DS 2-02.2.1.8 The backup spur located near parking space #29 does not meet the requirements of DS 3-05 Figure 2. Required 3' radius, 3' depth, and 3' space behind the curb. 6. DS 2-02.2.1.9 Please clarify the required and existing bicycle parking spaces. The project data information is indicating there are no bicycle parking spaces required which is incorrect. See LUC Sec. 3.3.4 for required number of spaces for Religious Use and Educational Use. For off street bicycle parking provide the full dimensioned layout, paving, detail of specific type of rack and number of bicycles it supports, and as it appears the bicycle parking spaces are not visible from the adjacent street provide directional signage. 7. DS 2-02.2.1.11 The new paving along the north side of the lot will require curb or barricades to prevent vehicles from driving on to the vacant lot to the north. See DS 3-05.2.3.C.1. 8. DS 2-02.2.1.12 A sidewalk will be required along the north and west side of the modular building. Sidewalks are required between a PAAL and a building. See DS 2-08.4.1.B. A handicap ramp is required at the sidewalk adjacent to the new crosswalk for the handicap parking spaces. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. 9. DS 2-02.2.1.20 If applicable, all easements of record must be graphically shown on the plan together with recording docket and page. 10. DS 2-02.2.1.25 If applicable, provide existing or proposed lighting layout. 11. DS 2-02.2.1.28 Provide the existing zoning of adjacent properties. The vacant lots to the north and east of the proposed site have split zoning R1 and C2. Clearly indicate the correct adjacent zoning. For exact location of the zoning boundaries contact Harold Schwartz @ 791-5550 ext. 1162. 12. DS 2-02.2.1.31 Provide the existing and proposed use. It appears the property will have both Religious and Educational Uses. Provide a project data matrix for the Educational use including the subject to sections of the LUC. LUC Sec. 2.5.4.2.C.4 Educational use: Elementary and Secondary Schools "31", subject to: 3.5.3.7 The above subject to section requires: A. Licensing. If licensing, certification, or similar type of approval is required by the State of Arizona for the use, proof of such licensure, certification, or approval shall be provided. Such information shall include the number of students for which the school is approved. (Ord. No. 9392, ยง1, 5/22/00) Zoning compliance shall not be granted for an Educational Use which has approval from the authorizing agency for more students than can be accommodated on the site in accordance with zoning requirements. 13. DS 2-02.2.2 Calculations: The calculation for lot area may change based on response to comment #2. Provide the FAR (Floor Area Ratio) for the project. Max. FAR has been provided but not the proposed. Bicycle parking calcs. are not correct. See comment #6. The percentage of lot expansion may change based on response to comment #2. 14. See redlined plan for clarification. 15. If it is determined that full code compliance is required a site plan drawn to all the specifications of DS 2-02 will be required. 16. Provide existing and future sight visibility triangles for the driveway. Since Columbus is an MS&R collector, take into account the potential future widening of 22nd Street. (DS 2-02.2.1.A.10) 3. Provide estimated cut and fill quantities. (DS 2-02.2.1.A.17) 4. Dimension the adjacent right-of-way. Include the locations of existing and proposed curbs, sidewalks, and utility lines. Indicate that 22nd Street is an MS&R route. (DS 2-02.2.1.A.19 and 21) 5. Show the solid waste container location and show how solid waste vehicle will access the container. (DS 2-02.2.1.A.32) 6.
